Godrej Properties Marks Debut in Coimbatore with 44-Acre Land Acquisition
Mumbai, March 13, 2026: Godrej Properties Limited (GPL) has officially entered the Coimbatore market through the outright purchase of an approximately 44-acre land parcel. The company intends to transform the site into a premium plotted residential project, boasting a developable potential of roughly 1.1 million square feet. The project is expected to generate an estimated revenue of approximately ₹450 crore, marking a significant expansion of the developer’s footprint in South India, the company said in a press statement.
The proposed development is situated in a premier residential micro-market in South Coimbatore, located near the prestigious Coimbatore Golf Club. According to the company, the project will feature a meticulously planned layout characterized by high-quality infrastructure, landscaped open spaces, and various community amenities that reflect GPL’s core philosophy of design and sustainability. This move is part of a broader strategy to diversify the company’s regional booking mix and capitalize on the accelerating demand for plotted developments, which offer buyers affordability and construction flexibility.
Coimbatore’s transformation into a multi-sector economy—spanning manufacturing, IT/ITES, education, and healthcare—was a primary driver behind the acquisition. The city’s robust SME base, rising disposable incomes, and steady economic momentum have created a resilient environment for housing demand. By entering this market, Godrej Properties aims to tap into the long-term appreciation potential that characterizes well-located land parcels in economically vibrant urban centers.

Gaurav Pandey, MD & CEO of Godrej Properties, emphasized the strategic importance of this new venture for the company’s growth trajectory. “Our entry into Coimbatore aligns with our strategy of expanding into high-potential cities across India for plotted development. Coimbatore’s strong economic base and resilient end-user demand make it a compelling market. We look forward to developing a high-quality plotted community that strengthens our presence in South India,” Pandey stated.
This acquisition reinforces GPL’s commitment to scaling its portfolio in high-growth cities across India. As the developer establishes its presence in Coimbatore, the project is expected to set a new benchmark for plotted communities in the region, catering to a growing demographic of homeowners seeking structured and sustainable residential environments.
