New Delhi, March 21, 2026: Pratham Group, a joint venture comprising Unity Group, HL Group, and RP Group, has announced the launch of City Centre-II in Sector 12, Dwarka. The opening marks a significant milestone in the evolution of neighborhood retail in West Delhi, transitioning the local landscape toward more integrated, community-focused hubs. The project was officially inaugurated with a special screening of the film Dhurandar: The Revenge, signaling the center’s dual focus on retail and entertainment, the company said in a press release.

Envisioned as a neighborhood-centric development, City Centre-II is designed to provide a balanced ecosystem of retail, food and beverage, and leisure experiences. The project specifically targets the daily and lifestyle requirements of Dwarka’s rapidly expanding residential catchment. By focusing on a hyperlocal model, the developers aim to provide high-quality urban amenities within immediate reach of local residents, reducing the need for long-distance travel to major regional malls.

A primary highlight of the launch is the introduction of Dwarka’s first Cinépolis multiplex. The facility features five state-of-the-art auditoriums with a total seating capacity exceeding 750. This addition is viewed as a major upgrade to the organized entertainment infrastructure within the micro-market, positioning City Centre-II as the primary leisure destination for the surrounding community. The move reflects a broader trend in the National Capital Region (NCR) where developers are embedding premium cinema experiences into smaller, more accessible retail formats.

Speaking on the occasion, Harsh Vardhan Bansal, Co-Founder of Unity Group and Vegas Mall, said, “Neighbourhood retail today is no longer about scale; it’s about relevance, accessibility, and everyday engagement. With City Centre-II, our focus is to create a destination that seamlessly integrates into the lifestyle of Dwarka’s residents. The introduction of organised entertainment through Cinépolis India, along with a thoughtfully curated F&B mix, reflects a clear shift towards experience-led consumption within local catchments. We believe the future of retail lies in such hyperlocal ecosystems that combine convenience with quality, creating spaces that people don’t just visit occasionally, but engage with consistently.”

The destination also boasts a robust lineup of popular food and beverage brands, including Starbucks, Café Delhi Heights, The Sanook Kitchen, Brick & Brew, Berco’s, Scoop Wonder, and Tealive. While McDonald’s and Third Wave Coffee have already commenced operations, the remaining outlets are scheduled to open in a phased manner over the coming months. This curated mix of international and homegrown brands is expected to drive consistent footfall and establish the center as a social anchor for Sector 12 and the wider Dwarka sub-city.
