Max Estates Launches ‘Movement-Led’ Luxury Residential Project in Noida
Noida, March 20, 2026:
Max Estates Limited has unveiled “Estate 105,” a high-end residential community in Sector 105, Noida, centered around a unique “movement-first” philosophy. Part of a larger 10.33-acre planned development, the first phase of the project carries an estimated Gross Development Value (GDV) of approximately ₹3,000 crore. The launch marks a significant expansion of the developer’s “LiveWell” portfolio along the Noida-Greater Noida Expressway, the company said in a press statement.
The IGBC Platinum pre-certified development consists of 270 homes across two residential towers, designed to prioritize low-density living and sustainable infrastructure. A standout architectural feature is an elevated jogging track—described as the first of its kind in the Delhi NCR—that loops around the estate to provide dedicated pedestrian connectivity across the entire campus. This is complemented by 2.5 acres of car-free biophilic landscaping and an adjacent 3-acre green belt that shields the community from the bustle of the expressway.
Central to the project is a 72,000-square-foot amenities ecosystem dedicated to physical activity and wellness. The “Integrated Sports Ecosystem” includes professional-grade facilities such as padel tennis, squash, and pickleball courts, alongside an indoor badminton court and a rock-climbing wall. Residents will also have access to “The Hub,” a community clubhouse featuring an all-weather indoor pool, spa, recovery wellness amenities, and social spaces like a sports bar and restaurant.
Sahil Vachani, Vice Chairman & Managing Director of Max Estates, emphasized that the design aims to counteract the sedentary nature of modern convenience. “In our busy lives, we often forget to pause and remember that movement is key to our wellbeing and perhaps the most meaningful luxury of all. As services become quicker and conveniences more immediate, there is a renewed focus on the freedom to move. This insight has been the cornerstone of Max Estates’ newest LiveWell experience, Estate 105. This launch follows the success of the company’s previous project, Estate 128, reinforcing Max Estates’ position in the premium NCR housing market.
