BPTP Awards INR 488 Crore Construction Contract for Downtown 66 to NCC Limited
Gurugram, April 7, 2026: Real estate developer BPTP Limited has announced the appointment of NCC Limited as the lead construction partner for its latest residential landmark, Downtown 66. Located in the high-growth corridor of Sector 66, the contract for the project is valued at approximately Rs 488 Crore. The scope of work encompasses the civil structure and finishing for a massive construction area totaling 1,79,302 square meters, including high-rise towers and a suite of modern amenities, the company said in a press release.

The partnership underscores a commitment to technical precision and delivery. Commenting on the development, Manik Malik, CEO & President, BPTP Limited, said: “BPTP has awarded the construction contract for Downtown 66 to NCC Limited, an established player in the construction sector. This engagement reflects our strategic emphasis on partnering with seasoned contractors for project execution, aligned with design imperatives and project requirements.”
Situated along the prestigious Golf Course Extension Road, Downtown 66 is designed as a multi-generational living space with a heavy emphasis on sustainability and connectivity. The development is being executed in strict compliance with current regulatory frameworks and project approvals. To realize this vision, BPTP has engaged a roster of international and domestic consultants, including AEDAS Singapore for architecture and Coopers Hill Singapore for landscaping, alongside specialists in lighting, wind tunnel testing, and fire safety.

A standout feature of the project is its rigorous engineering standard. Downtown 66 is being planned in alignment with Seismic Zone V considerations for high-rise structures—a higher safety standard than the Zone IV requirements typically stipulated by Indian Codes for the region. Furthermore, the project has already secured IGBC Platinum pre-certification, reflecting its adherence to global green building benchmarks.
NCC Limited, the firm tasked with the execution, brings a robust track record in infrastructure and commercial development to the project. The firm is currently engaged by several other prominent developers in the National Capital Region for marquee projects, further establishing its footprint in the luxury residential segment. Through this collaboration, BPTP aims to integrate design-led planning with high-tier engineering to redefine the Gurugram skyline.
