Bombay Realty Launches THREE ICC in Dadar with ₹6,500 Crore Revenue Potential, Redefining South Mumbai Luxury

Mumbai, May 1, 2026: Bombay Realty, the real estate division of the Wadia Group, has launched THREE ICC, an ultra-luxury residential tower situated within the Island City Center (ICC) in Dadar. This latest addition follows the successful completion of One ICC and Two ICC. With an estimated revenue potential of approximately ₹6,500 crore, the project represents a major milestone in the city’s luxury real estate sector, the company said in a press release.
Envisioned as a gated urban sanctuary, THREE ICC is designed to cater to a modern generation of homebuyers prioritizing wellness, privacy, and connectivity. The tower features an exclusive collection of expansive 3, 4, 4.5, and 5-bed deck residences, with sizes ranging from 1,283 square feet to over 2,994 square feet. Positioned in the culturally and strategically central micro-market of Dadar, the development offers seamless access to major commercial hubs including Lower Parel, Bandra Kurla Complex (BKC), and the traditional business districts of South Mumbai.

Highlighting the long-term philosophy behind the development, Jehangir Wadia, Vice Chairman of Bombay Realty, emphasized the project’s focus on legacy and permanence. “At Bombay Realty, our legacy has never been about building for the moment. It has always been about creating addresses that carry permanence, integrity and value across generations. With Island City Center, we had the opportunity to reimagine what luxury living could mean in the very heart of Mumbai as a complete, thoughtfully planned ecosystem where scale, openness, privacy and wellbeing come together,” he stated.
Wadia further noted that the tower meets a specific demand for more substantial living environments within the city. “THREE ICC is a natural progression of that vision. It responds to a very clear shift in aspiration: people today are seeking homes that offer more room to live, more balance in everyday life, and a deeper sense of belonging within the city. In Dadar, one of Mumbai’s most connected and culturally rooted locations, THREE ICC brings together the rare advantages of expansive residences, curated landscapes, world-class privileges and long-term value. It is not merely a new project. It is a continuation of our commitment to create enduring urban landmarks that elevate the way Mumbai lives,” he added.
The residences, priced from ₹5.75 crore onwards, are set within an ecosystem that includes landscaped greens and premium amenities designed around recreation and community living. According to the company, the project is intended to offer a “fuller way of living” that balances contemporary elegance with the functional needs of large families. The development’s podiums and outdoor zones are dedicated to sport and leisure, ensuring that residents have access to comprehensive lifestyle infrastructure without leaving the sanctuary of the gated community.

Rohit Santhosh, CEO of Bombay Realty, underscored how infrastructure shifts are influencing these real estate trends. “Mumbai’s housing aspirations are evolving rapidly. As infrastructure reshapes the city’s movement patterns, centrally located micro-markets like Dadar are gaining renewed relevance. Today’s luxury homebuyer is looking beyond just an apartment; they are looking for scale, security, connectivity, lifestyle infrastructure and a complete ecosystem. THREE ICC has been designed precisely around these expectations. It brings together large-format residences, the advantages of integrated development,” he said
