Union Living Expands Student Housing and Co-Living Portfolio with 2,000 New Beds Across Mumbai, Pune, and Ahmedabad

Mumbai, June 17, 2026: Union Living, a design-led affordable housing platform in India for students and young professionals, has announced a major expansion of its managed accommodation portfolio. The company is adding more than 2,000 beds across key urban markets, including Mumbai, Pune, and Ahmedabad. This expansion marks one of the company’s largest growth phases to date, driven by the rising demand for professionally managed rental housing in the country’s primary education and employment hubs, Union Living said in a press release.

The portfolio expansion features several purpose-built properties strategically positioned across high-growth urban clusters. It includes a 1,000-bed student housing and co-living property in Baner, Pune, alongside a new location in Lohegaon, Pune. Additionally, the company has launched a 450-bed flagship property in Mumbai’s BKC micro-market, a 200-bed facility in Kharghar, Navi Mumbai, and a 250-bed property in Ahmedabad.
Rishabh Soni, Co-founder and CEO, Union Living, said: “India’s rental housing market is undergoing a significant transformation as students and young professionals increasingly seek professionally managed accommodation that combines convenience, quality services, and a strong sense of community. With the addition of more than 2,000 beds across strategically located education and employment-driven micro-markets, we are expanding access to purpose-built, built-to-suit living spaces that offer seamless connectivity to academic institutions, business districts, transport networks, and urban amenities. Developed with globally inspired design standards, technology-enabled operations, and hospitality-led services, these communities are designed to deliver a more seamless, engaging, and elevated urban living experience for today’s mobile generation.”
Operating as a bootstrapped company and standing as one of the few profitable platforms in the managed accommodation sector, Union Living is targeting an Annual Recurring Revenue (ARR) of ₹100 crore in FY 2026-27, up from an ARR of ₹45 crore recorded as of March 2026. The firm’s scaling strategy relies heavily on a robust pipeline of Build-to-Suit (BTS) projects across Pune, Ahmedabad, and Mumbai, with approximately 3 lakh square feet currently under construction. These upcoming developments are projected to add over 3,500 beds to the company’s inventory over the next two years.
Founded to bridge the structural gaps in India’s historically fragmented rental housing market, Union Living focuses on managing assets that merge quality housing, hospitality services, technology-driven operations, and vibrant community experiences. Through its expanding footprint across student housing, co-living, and daily stay formats, the company continues to redefine the benchmark for modern, professionally managed accommodation solutions across India’s rapidly evolving urban centers, the press release added.
