Bengaluru, August 4, 2026: Sumadhura Group has signed a Joint Development Agreement (JDA) for a 17-acre land parcel in the Whitefield-Kannamangala Corridor of East Bengaluru. The proposed development will feature a premium residential community offering over 2.5 million square feet of saleable area, with an estimated Gross Development Value (GDV) of approximately Rs 3,500 crore, Sumadhura Group said in a press release.

The Whitefield–Kannamangala corridor has rapidly established itself as a prime residential node in East Bengaluru, offering proximity to tech hubs like ITPL while maintaining transport connectivity via the Whitefield (Kadugodi) and Pattandur Agrahara Metro stations, as well as the Whitefield Railway Station. The region’s residential appeal is further augmented by surrounding social infrastructure, healthcare facilities, educational institutions, and natural urban features such as the Atal Bihari Vajpayee Botanical Garden.

Commenting on the expansion, Madhusudhan G, Chairman & Managing Director of Sumadhura Group, said, “This development marks another milestone in our two-decades journey in East Bengaluru. The resounding response to our four residential communities in the Whitefield–Kannamangala corridor has reinforced our conviction in the area’s potential, as it continues to emerge as one of East Bengaluru’s most promising residential destinations. Today, the Whitefield–Kannamangala corridor has evolved into one of the region’s most promising residential markets. As East Bengaluru continues to grow as a major residential and economic hub, we believe the corridor is poised for sustained growth, driven by its strong connectivity, established social infrastructure, and growing appeal among end-users. This development reinforces our long-term confidence in the corridor’s growth potential and aligns with our strategy of expanding presence across high-growth micro-markets in Bengaluru.”

The acquisition arrives amid sustained momentum in East Bengaluru, which continues to drive a major share of the city’s housing demand. Industry market reports from Cushman & Wakefield indicate that the region accounted for nearly 57% of Bengaluru’s total residential launches in the first quarter of 2026, underlining strong interest from both project developers and prospective buyers.
