HRERA Gurugram Grants Four-Month Extension to Eligible Real Estate Projects Amid West Asia Crisis

Gurugram, August 15, 2026: In a significant relief for the real estate sector, the Haryana Real Estate Regulatory Authority (HRERA), Gurugram, has granted a four-month extension to the completion timelines of eligible real estate projects, citing disruptions in the sourcing of construction materials caused by the ongoing West Asia crisis. The relief applies to eligible projects registered with the authority by July 31, 2026, with applicable completion or revised completion dates falling on or after February 28, 2026. Importantly, the extension will be granted automatically, without developers having to submit separate applications.

The move comes against the backdrop of disruptions to global supply chains, which have affected the availability and movement of key construction materials. Since construction activity depends on the timely procurement and transportation of materials, equipment, and other resources, even temporary disruptions can have a cascading impact on project schedules. By treating the situation as a force majeure event, HRERA Gurugram has sought to provide regulatory clarity while allowing eligible developers additional time to manage these challenges.

Industry stakeholders believe the automatic nature of the extension is particularly important, as it eliminates the need for project-specific applications and provides greater certainty on revised timelines. The relief is also expected to help developers maintain construction momentum while managing material shortages and supply-chain-related challenges without placing undue pressure on project execution.

“The four-month extension is a practical and timely response to external disruptions that have affected project execution beyond the control of individual developers. The ongoing West Asia crisis has had wider implications for supply chains, logistics and the availability and movement of materials, equipment and labour, creating a cascading impact on construction schedules. The automatic nature of the relief is particularly significant, as it provides developers with greater clarity and removes the need for project-specific applications. This additional breathing room will help projects absorb temporary disruptions without compromising construction quality or creating unnecessary pressure on delivery timelines, ultimately supporting more efficient project execution and protecting the interests of homebuyers,” said Gurpal Singh Chawla, Managing Director, TREVOC Group.

The decision follows a broader recognition of the impact that geopolitical developments can have on domestic project execution. The Union Ministry of Housing and Urban Affairs had advised state real estate regulatory authorities to consider extending project timelines due to disruptions linked to the West Asia conflict, while Maharashtra RERA and Telangana RERA have also granted similar four-month extensions. HRERA Gurugram has said the relief could benefit hundreds of projects that are still under construction or awaiting occupancy or completion certificates.
