Max Estates Signs Binding Agreement for 9.76-Acre Land Parcel in Ghaziabad

New Delhi, September 24, 2026: Max Estates Limited has entered into a binding Memorandum of Understanding for a proposed Joint Development Agreement to acquire a 9.76-acre land parcel in Indirapuram, Ghaziabad. Structured on a capital-light basis with revenue-sharing terms for the landowner, the project marks the developer’s expansion into Ghaziabad, extending its footprint beyond Noida, Gurugram, and Delhi.

The development envisages a super built-up capacity of approximately 1.5 million sq ft, unlocking an estimated Gross Development Value of Rs 2,500 crore to Rs 3,000 crore, subject to applicable regulatory approvals and final layout designs. The transaction remains subject to the satisfactory completion of due diligence, receipt of requisite clearances, and final execution of the joint development contract.

Situated along National Expressway-3, the site features a buffer green belt overlooking the Hindon River and is positioned a 15-minute drive from Akshardham Temple, offering direct road connectivity to both Delhi and Noida.

Established in 2016 as the real estate arm of the Max Group, Max Estates Limited focuses on commercial and residential Grade-A developments across the National Capital Region. The company operates through its WorkWell and LiveWell frameworks and maintains listing status on both the National Stock Exchange and the Bombay Stock Exchange. Services and property management operations for the portfolio are handled through its subsidiary, Max Asset Services.
