Premium Buyers in Noida and Ghaziabad Prioritize Layouts and Privacy Over Unit Size
Delhi NCR, September 24, 2026: Homebuyers in Noida and Ghaziabad are shifting focus from overall unit size and standard amenities toward functional layouts, enhanced privacy, and accessible locations. Residential sales across major Indian cities exceeded 61,000 units in the second quarter of 2026 according to CBRE, with premium buyers demonstrating consistent appetite for better-designed living spaces despite lower overall sequential volume.
Data from JLL shows that Delhi-NCR recorded 10,021 residential transactions in Q2 2026, with Noida contributing 36% and Ghaziabad accounting for 18%. Combined, the two micro-markets represented more than half of the region’s total quarterly sales. Buyers upgrading from conventional apartments are seeking flexible layouts that accommodate home offices, private outdoor spaces, and distinct zones for work and family life.
As urban density increases, lower-density environments and spatial planning have become key considerations in the regional market. In Noida, Sector 150 has seen sustained activity due to its lower density and proximity to the Noida-Greater Noida Expressway. Developments such as Prateek Canary, spread across 12.55 acres with 664 units including three- and four-BHK apartments and duplex penthouses, reflect this trend toward open views and low-density planning.
In Ghaziabad, micro-markets along the NH-24 corridor like Siddharth Vihar are gaining traction due to larger land parcels and connectivity to Delhi and Indirapuram. Integrated township models, such as Prateek Grand Begonia within the broader Prateek Grand City project, incorporate landscaped open spaces, sports facilities, and planned commercial infrastructure alongside residential units.
The market shift indicates that proximity to regional business districts, healthcare, schools, and transport corridors like expressways and metro lines remains critical. According to industry insiders, developer Prateek Group is expected to initiate a project along the Noida Expressway corridor, though official details have not been formally released by the company.
