How Commercial Spaces and Flexible Spaces Are Reshaping the Market

By Realtynmore • 1h ago

New Delhi, October 27, 2026: Adaptability is becoming the primary driver of competitive advantage in India’s commercial real estate market as developers move beyond simply adding square footage to focus on functional flexibility, according to industry insights shared in a press release.

As corporate strategies evolve and retailers expand, the demand for adaptable spaces has grown significantly. Market activity reflects this momentum. CBRE’s India Office Figures Q2 2026 reported a record quarterly office space absorption of 24.6 million sq. ft., representing an 18% sequential increase and a 14% annual rise. Flexible space operators captured the largest portion of this demand, accounting for a 27% share of leasing activity.

To accommodate varying tenant requirements without extensive structural changes, developers are increasingly prioritizing efficient circulation, accessible building services, and versatile floor plates.

Dr. Amish Bhutani, Managing Director, Group 108, said, “The value of a commercial asset increasingly depends on how effectively it responds to changing occupier needs. Developers must look beyond conventional floor plans and consider how workplaces, common facilities and supporting services function together. For example, an office floor could accommodate changing proportions of workstations and meeting rooms without extensive alterations. Thoughtful planning can help businesses adjust their space requirements while maintaining operational continuity. This approach enables developers to create destinations that remain relevant to a wider range of occupiers.”

Parallel shifts are taking place within the retail segment. JLL’s India Retail Market Dynamics Q2 2026 recorded 3.18 million sq. ft. of retail leasing across India’s top seven markets, marking a 2.7% sequential increase. Domestic brands drove the momentum, accounting for 79.1% of total leasing activity.

Azad Ahmad Lone, President, Biigtech, emphasized the operational demands of modern retail formats, saying, “Retail developments need to respond to the changing relationship between shopping, dining and entertainment. Each format has different operational needs, so planning must account for these distinctions without compromising the visitor experience. For example, a dining outlet may require servicing arrangements different from those of a fashion store. A carefully considered retail mix, together with ease of access and efficient circulation, can enable businesses to trade smoothly and give customers good reasons to shop. The emphasis is on creating environments that respond to consumer preferences and evolving occupier demand.”

Industry experts note that mixed-use developments combining office, dining, and leisure components require coordinated utilities, access, and loading infrastructure to support shifting occupier demand over time.
