Interim Division Bench Formed to Hear Pending UP RERA Cases in Greater Noida

Lucknow, October 31, 2026: The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has introduced an interim arrangement to ensure that complaint hearings pending before the Division Bench at its Greater Noida regional office continue without disruption, according to a press release issued by the authority.

The decision comes as the Division Bench at the regional office could not be convened due to a vacancy in the post of a Member, adversely affecting the schedule of pending matters. Under the temporary setup, complaints pending before the Greater Noida bench will be heard by two Presiding Officers of the authority until the regional bench is formally reconstituted.

As per an office order issued with the approval of the competent authority, the newly formed interim Division Bench will be presided over by UP RERA Chairman Sanjay Bhoosreddy and UP RERA Member Deepak Swaroop Saxena. The authority noted that the arrangement aims to facilitate the timely disposal of pending cases and prevent unnecessary delays for affected parties.

In its order, the authority highlighted that the absence of a functional Division Bench could lead to procedural delays, potentially affecting the interests of allottees, real estate project stakeholders, and the timely implementation of directions issued by higher courts. Prolonged pendency of cases could prejudice the interests of all concerned parties, prompting the regulatory body to establish an immediate alternative.

UP RERA clarified that the primary objective of this interim measure is to prevent hearings from being stalled indefinitely. However, the order specifies that the setup does not mean all pending matters will be decided immediately, as outcomes will depend on the facts, circumstances, and established legal procedures of each individual case.

The authority emphasized that this is a temporary arrangement and not a permanent restructuring. The interim bench will remain operational strictly until the Division Bench at the Greater Noida Regional Office is reconstituted. Additionally, the press release confirmed that all earlier orders and directions issued regarding this matter stand withdrawn with the issuance of the new order.
