Ahmedabad, September 27, 2022:  83% respondents from Ahmedabad have made adjustments in their residences to accommodate working from home revealed the Home Livability Factors study carried out by Godrej Properties. Of these, 44% of them have made adjustments to work from home while another 39% of the respondents claimed that having an office setup inside their homes is extremely important.

The recently launched, Godrej Properties study, Home Livability Factors underscores the fundamental shift in homebuyers’ preferences with the onset of the Covid-19 pandemic and the significant alterations that it has brought about in their preference for residential apartments.

Before the Covid-19 pandemic, a lot of people were more inclined toward rental housing as homes were just considered a place to rest and take shelter. However, there has been a value shift in this mindset and homes are now an abode that can cater to the diverse needs of homebuyers. The previous year saw a rise in millennial home ownership and spaces that were located close to essential services. Now people are more specific in their requirements and expect more than just a living space in their homes.

The study found that people from Ahmedabad have adapted to the work-from-home concept more than any other Indian city. It revealed that for 31%, homes represent an alternative to the workplace where they spend most of their time working remotely. Compared to other cities, Ahmedabad topped the chart on this parameter, followed by Pune (28%), Bengaluru (20%), Mumbai (19%), Delhi (18%), Chennai (17%), and Kolkata (11%).

Rakesh Kumar, Chief Design Officer, Godrej Properties, said, Homebuyers are now going beyond the basic checklist and are on the lookout for very specific, custom-designed, and smart homes which are not only technologically evolved but offer contemporary facilities in terms of safety, security, and more. Home life revolves around sustainable living, health and wellbeing. At Godrej Properties, we understand the native needs of our homebuyers and design smart homes that are not only technologically evolved but offer contemporary facilities in terms of safety, security, and well-being thus enhancing the overall livability quotient.”

The Home Livability Factors report also highlighted that in the last two years homebuyers have made substantial changes within their houses, converted rooms into offices or workspaces, created green zones, and adapted practices to save energy, water, and food for sustainable living.

It underlined Ahmedabad’s commitment towards a sustainable lifestyle. 50% of respondents from Ahmedabad revealed they are more inclined towards sustainable living with a focus on conserving energy, using sustainable products, and avoid wastage of food and water.

Being close to nature has become an important parameter for homebuyers. In Ahmedabad 80% prefer to purchase a home based on its proximity to open spaces and nature reserves. 44% want their homes to be surrounded by open spaces or have plants at home. This reaffirms that people have understood the value of being connected with nature and there is a strong interest by homebuyers toward open and green spaces.

Similarly,77% base their decision depending on the access to amenities like schools, colleges, shops, and public spaces.

While over the last couple of months now, offices and corporates have been slowly moving towards regular office hours and hybrid work models, employees on the other hand feel that they can manage office duties as well as maintain a work-life balance with work from home. According to the Home Livability Factors study; 49% from Ahmedabad feel their homes have been an important place to maintain a healthy and safe environment. 40% claim that their home life is fundamentally centered on their physical and mental wellbeing.

The probable reason behind this sentiment is that during the pandemic citizens tried to channel their energy into learning something new, following their passions and hobbies, or improving mental wellbeing and health.

Data findings are a part of research report Home Livability Factors unveiled by Godrej Properties Ltd. (GPL) which surveyed respondents from seven cities of Pune, Mumbai, Delhi, Bengaluru, Kolkata, Ahmedabad, and Chennai.
