Aratt Developers Unveils ‘Aratt Escapes,’ a 22-Acre Premium Villa Plot Community Near Bengaluru Airport

Aratt Developers has announced the launch of “Aratt Escapes – Summer and Sage,” a premium 22-acre plotted villa development situated in Chikkaballapur. Located approximately 20 minutes from Kempegowda International Airport, the project aims to redefine the plotted living segment by blending structured master planning with high-end hospitality-led amenities and long-term asset value, the company said in a press statement.
Approved by the Town and Country Planning Authority, the development allocates 50% of its land to residential plots, 20% to preserved green spaces, and 30% to infrastructure and connectivity. The community features 300 premium plots with dimensions of 40×60 and 40×45, offering buyers the flexibility to design bespoke villas within a secure, gated ecosystem. A significant highlight of the master plan is a proposed 2-acre luxury resort component under the Ayatana brand, designed to enhance the project’s experiential value and hospitality character.
The infrastructure for the project includes 40 and 60-foot bitumen internal roads, underground water systems, rainwater harvesting, and sewage treatment facilities. To ensure privacy and security, the perimeter will feature boundary walls up to 2.1 meters. In accordance with RERA guidelines, the comprehensive suite of amenities—which includes a G+2 clubhouse, mini-theatre, co-working spaces, and various sports courts—is scheduled for completion by 2028.
