ASBL Launches ASBL Legacy, Central Hyderabad’s Tallest Gated Community at RTC X Roads

Hyderabad, September 1, 2026: Real estate developer ASBL has announced the launch of its new residential project, ASBL Legacy, located at RTC X Roads in Central Hyderabad. The development brings a large gated community format to a micro-market where residential construction has historically been dominated by standalone buildings, aiming to serve buyers seeking modernized lifestyle amenities within established urban centers, ASBL said in a press release.
While large-scale gated communities have become prevalent in Hyderabad’s expanding western corridors, Central Hyderabad has seen fewer such projects despite its dense social infrastructure and transport links. Spread across approximately 7.97 acres, ASBL Legacy will feature three residential towers rising up to G+50 floors, making it the tallest development in the RTC X Roads locality. The project offers 3 and 4 BHK units starting at Rs 1.99 crore, with 73.25 percent of the total land area designated as open space.
The complex will integrate a 74,000-square-foot clubhouse and more than 50 amenities spanning approximately 1.70 lakh square feet. Planned facilities include a terrace swimming pool, badminton, futsal, pickleball, and basketball courts, cricket nets, a skating rink, jogging and cycling tracks, play areas, a pet park, and a 17,000-square-foot Festival Lawn. Additionally, a 12,000-square-foot Urban Corridor on the ground floor of Tower B will house co-working spaces, indoor games, a medical clinic, a physiotherapy room, and a tuition room.
Situated two minutes from the RTC X Roads Metro Station, the development offers transit connectivity, lying eight minutes from Kacheguda Railway Station and 15 minutes from MGBS. Architectural features include a vehicle-free podium, a double-height lobby, two-meter-wide corridors, foyer entries, and a dedicated lift ratio per unit on each floor.

Commenting on the location strategy, Ajitesh Korupolu, CEO & Founder of ASBL, said, “If you look at how Hyderabad has actually grown, its rapid growth phase happened largely westward, simply because that’s where large land parcels were available. And once development comes up in an area, it generates its own demand in real time. Central Hyderabad, on the other hand, has never lacked demand. What it lacked was scale land parcels large enough to build a proper gated community on. That’s the real reason the core has a genuine deficit of good quality housing today, not an absence of demand. As a micromarket, Central Hyderabad has significant untapped potential but it’s also a different kind of neighbourhood to design for. It’s established and already lived-in, and that brings its own opportunities and constraints, shaping both what we can build and how residents will actually use it.”
