Ashiana Housing Launches Ashiana Aaroham in Sector 80, Gurugram

New Delhi, November 27, 2025: Ashiana Housing Ltd has announced the launch of Ashiana Aaroham, its new residential project in Sector 80, Gurugram. The project is being developed with a total planned investment of over INR 750 crore, with Phase 1 accounting for approximately INR 250 crore. The land for the project is fully owned by Ashiana Housing. Spread across 10.8 acres, the project introduces a curated, kid-centric living environment emphasising green spaces, practical design, and modern amenities. Phase 1 brings 182 units to the market, priced between INR 2.99 crore and INR 4.19 crore.

Ashiana Aaroham has been conceptualised as a low-density community with a total of 542 units across six towers, including duplex options and premium 3BHK to 5BHK layouts. The towers are positioned to maximise ventilation and natural light, with clear, open views across the campus. Each apartment includes attached balconies, modular kitchens, utility areas, and HEPA filtered Fresh Air System. Over 9 acres within the project are dedicated to green and open areas, including landscaped podium zones, an adventure forest, a football ground, a Miyawaki plantation, and a block plantation.

The 6,022 sq.ft. learning hub is a central feature of the project, designed to combine educational engagement with recreational experiences. It houses art and craft studios, music and dance rooms, a library, and activity spaces under the Live and Learn programme. The 26,200 sq.ft. clubhouse sits at the core of the project and features an infinity pool, two squash courts, two indoor badminton courts, a gym, indoor games rooms, a café, and multiple community areas. The International Standard Sports Arena includes a football court, two pickleball courts, box cricket arena, a basketball court and tennis court.

Commenting on the launch, Varun Gupta, Whole-Time Director, Ashiana Housing Ltd., said, “Ashiana Aaroham has been shaped with intention. Every element, from the vehicular-free ground level to the Learning Hub, sports spaces, and greens, has been planned to offer children a safer and richer childhood. Our goal was to create a place where children can explore freely, mothers feel supported, and families feel complete.”

The project is well connected to NH-48, Dwarka Expressway, Southern Peripheral Road, and the KMP Expressway, offering easy access to Delhi and key job centres in Gurugram. Its proximity to schools, healthcare facilities, and retail destinations adds to its appeal for homebuyers. Eight retail units are included within the project to support daily convenience. Phase 1 is scheduled for completion by July 2030 under RERA timelines. The project is being funded through internal accruals, IFC support, customer advances, and ICICI Pru NCD-backed financing.
