Central Bengaluru Welcomes 27 Summit as MAIA Estates Announces Delivery of Landmark Project

Bengaluru, November 19, 2025: MAIA Estates has announced the official completion and delivery of 27 Summit, ahead of schedule. This residential development off Richmond Road in Central Bangalore, spans 2.61 acres, and comprises 75 residences ranging from 3 to 4.5 BHK units (4,185–5,589 sq. ft.). Demonstrating exceptional market traction, 100 per cent of the homes are already sold, including a signature penthouse transaction at INR 54 crore — one of the highest recorded for a single residence in Bangalore.
Launched in January 2021 at INR 21,600 per sq. ft., residences at 27 Summit are now trading at approximately INR 52,000 per sq. ft., translating to a current ticket size of INR 28 crore onwards per apartment. This 2.5X price appreciation underscores both the development’s investment appeal and the resilience of Central Bangalore’s premium housing segment. Conceived as a benchmark for contemporary living, 27 Summit dedicates 81% of its footprint to open space and integrates advanced environmental features such as rainwater harvesting, water recycling, energy-efficient systems, double-glazed performance glass and the use of over 70 per cent recycled construction materials.
Residences are designed with double-height living spaces, panoramic views and private sky decks, complemented by over 40 world-class lifestyle amenities and a dedicated concierge, while its central location provides immediate access to the city’s commercial, cultural and residential hubs, reinforcing its long-term asset value.

“The response to 27 Summit signals a decisive shift in buyer priorities towards developments that combine architectural excellence, sustainability and location advantage. Our approach has been to create a differentiated product for discerning buyers who value long-term quality over short-term trends. Achieving 100 per cent sales prior to completion is a testament to the confidence investors and homeowners place in MAIA Estates. We believe 27 Summit has set a new reference point for premium residential developments in the Indian real estate market,” said Mayank Ruia, Founder & CEO, MAIA Estates.
Every detail at 27 Summit has been guided by intent. The building’s tri-wing plan is inspired by the branching form of trees, and it orients itself around four preserved rain trees and over 100 others woven into the landscape. In 2021, it was chosen to represent the entire Asia Pacific Region at the International Property Awards, winning across three categories, including Best Residential High-Rise. It has since been recognised as both an Iconic and a Sustainable Development across various awards over the years, affirming its place not only as a benchmark within Bengaluru, but as a project of national relevance.
This delivery comes on the heels of MAIA Estates’ accelerated growth plan, including a INR 3,000-crore investment over the next few years and over 5 million sq. ft. of residential and commercial developments in the pipeline. It reinforces the company’s focus on creating benchmark residential addresses in core city markets while expanding its footprint across Bengaluru’s evolving urban landscape.
