Dubai’s Jumeirah Golf Estates offers a global lifestyle of golf and leisure: SPF Realty
The following is the report by Manish Khatri, Vice President of SPF Realty, Dubai-based international real estate consultancy.
New Delhi is a key market for Dubai-based global real estate consultancy SPF Realty to introduce Jumeirah Golf Estates (JGE), a premier government-affiliated development, to the heart of Dubai. Delhi is indisputably the hub for golfing action in the country, housing an avid and vibrant community of golfers and families.
The Jumeirah Golf Estates is presented to Indian investors as a one-of-a-kind community development, offering a golf and leisure lifestyle that is not just meant for people who live in Dubai, but a top choice for investors from across the world. Besides it being a compelling investment in terms of mid to long-term appreciation, we also expect the rental yields to be in the range of 6 to 7 percent, which is exceptionally high by international standards.
Investments are available at different levels in the project with ticket sizes catering to all budgets from Rs 1 crore to 20 crores. The city’s upscale Jumeirah Golf Estates community, with three key projects; Al Andalus, Redwood Park and Redwood Avenue, emerges as a direct beneficiary from the momentum generated by the build-up of ‘Dubai South’, the new name for Dubai World Central.
The project is being developed in line with the Dubai 2021 vision. SPF Realty partnered with JGE developers as part of its India strategy for 2016, offering Indian buyers the opportunity to meet the experts and understand why Dubai is such an attractive destination for real estate investment. Since the Dubai Government is keen on residential and hospitality projects ahead of the World Expo 2020, central planning keeps the construction moving. The market witnesses a lot of interest from people who want to purchase the right property at the right time. The most recent trend, in terms of choosing the right location to purchase property in Dubai, is Jumeirah Golf Estates (JGE), located in the heart of new Dubai.
This unrivaled residential and leisure destination offers attractive investment opportunities and world-class amenities, alongside being only 15 minutes from Dubai Marina and minutes away from the site of Dubai Expo 2020 and Al Maktoum International Airport. Jumeirah Golf Estates rivals the best-golfing destinations in the world, as host of the annual DP World Tour Championship and home to the Middle East’s only European Tour Performance Institute (ETPI). There are many possibilities for the property with more than 1,000 acres to play with. It helps that the world’s best golfers come calling at the JGE facilities for the season-ending European Tour event.
The JGE development is based on the promise of three projects; Al Andalus, Redwood Park and Redwood Avenue in the Jumeirah Golf Estates upscale community. The three projects, with exclusive views of the golf course, offer an excellent variety of investments for potential buyers, ranging from 1 bedroom apartments to six-bedroom villas that are very attractively priced; with the 1 bedroom apartments starting from approximately Rs 1.1 crores. Set across 1,119 hectares of lush green landscape in the Jebel Ali district on the south side of Sheikh Mohammed Bin Zayed Highway, the residents of JGE are immersed in the tranquility and luxury of the estate, whilst having the buzz of one of the world’s most dynamic cities on their doorstep. Combining a neighborhood environment with world-class facilities, the JGE currently comprises 16 unique communities, which overlook two of the world’s finest golf courses, earth and fire.
