Festive Quarter Emerges as Key Catalyst for Indian Residential Housing Demand

New Delhi, October 22, 2026: The festive season spanning Navratri to Diwali is emerging as an important driver for residential real estate, driven by stable housing sales and an increasing consumer preference for premium properties, according to a press release detailing recent market insights.

National housing sales across eight major markets reached 2,58,238 units during January–September 2026, remaining broadly stable year-on-year based on data from Knight Frank India. However, homes priced at Rs 1 crore and above comprised 55 percent of total sales, up from 50 percent in the corresponding period last year, signalling a shift toward higher-value residences.

Industry leaders note that buyers are evaluating properties based on space, connectivity, and long-term utility rather than price alone.

“The growing preference for higher-value homes reflects how homebuyers are reassessing their priorities, with greater attention to space, comfort, lifestyle and long-term value,” said Manoj Kumar Garg, Chairman, Northwind Estate. “The festive quarter could lend further momentum to this interest, particularly among buyers who have been evaluating their options and are now considering taking the next step. However, demand today is not driven by aspiration alone; buyers want a clear sense of value and confidence in their investment.”

While the high-value segment continues to grow, festive sentiment also plays a crucial role for affordable and mid-income buyers seeking competitive pricing and value-driven developer offers.

“The festive quarter traditionally brings renewed interest in housing, with many homebuyers considering property investments during this auspicious period,” said Yash Miglani, Managing Director, Migsun Group. “Attractive offers, competitive pricing and confidence in timely delivery continue to influence purchase decisions, particularly in the affordable and mid-income segments.”

With housing launches outpacing sales across multiple markets, converting site visits and enquiries into actual transactions remains essential for sustained growth.

“The festive quarter presents an opportunity for the residential market to build on buyer interest, but the real measure of momentum will be how effectively that interest translates into bookings,” said Shantanu Gambhir, Managing Director, Rise Infraventure. “Homebuyers are taking a more considered approach, weighing their financial commitments against the quality, location and long-term relevance of a property. Developers will need to respond with offerings that reflect these priorities rather than relying on seasonal sentiment alone.”
