Founders of Machan Resorts Announce Rs 600-Crore Luxury Residential Project at Lake Mulshi
Mumbai, August 27, 2026: The founders of Machan Resorts, known for operating carbon-neutral luxury hospitality destinations, have announced their expansion into the luxury residential real estate sector with the launch of Aqua Vie, a 26-acre managed private estate community on the banks of Lake Mulshi. The project has received registration from the Maharashtra Real Estate Regulatory Authority (MahaRERA), marking the formal commencement of site development, Machan Resorts said in a press release.
The development is planned as a fully family-funded project with an estimated retail value exceeding Rs 600 crore. Spanning 26 acres, Aqua Vie will feature 26 low-density private estates—comprising 17 one-acre and nine half-acre land parcels—positioned to provide views of the lake. Construction is currently underway on the initial three estates, with the first resident handovers targeted for completion in 2028.
Leadership from the group stated that the residential venture represents a natural progression of their existing eco-hospitality operations. Varun Hooja, Partner at Machan Resorts LLP and Founder & Promoter of Aqua Vie, stated that Aqua Vie came from their guests, who for years asked them to build private Machan homes with the same connection to nature and standard of care. He added that they waited until finding the right land on the banks of Lake Mulshi, noting that the project represents the culmination of everything learned over sixteen years regarding how to build in nature, sustain it, and manage residential services.
The master plan emphasizes environmental preservation, retaining the site’s natural contours along with over 6,000 existing native trees and natural watercourses. Designed as a carbon-neutral community, the development incorporates passive cooling, solar power generation with battery storage, native landscaping, and smart-home infrastructure, while actively pursuing IGBC and LEED certifications. Beyond individual homes, the car-free community will feature a clubhouse, café, wellness facilities, walking trails, an amphitheater, and residential concierge services. Residents will also receive access to the adjacent Machan Resort & Spa, currently under construction on the hillside overlooking the site.
