Gurugram’s Real Estate Gearing up For India’s First Disneyland

Gurugram, July 11, 2025: Just off the Kundli-Manesar-Palwal Expressway in Manesar, the vision of a glittering, world-class entertainment district is beginning to take shape.
In a significant initiative to transform Haryana into a global tourism hotspot, chief minister Nayab Singh Saini has announced plans to develop the country’s first Disneyland-style theme park in Manesar. More than a tourism headline, the proposed Disneyland City marks a decisive shift in the region’s developmental arc.
As with global precedents, such a project has the potential to recast the land’s identity, turning underutilised parcels into prime real estate and positioning the area as NCR’s next major growth engine.
According to media reports, the projected 500-acre amusement park, next to Pachgaon Chowk, is well situated along the Haryana Orbital Rail Corridor and the KMP Expressway. The project’s goal is highlighted by its excellent connectivity, which could establish the NCR as a destination that rivals entertainment hotspots like California, Paris and Tokyo on a global scale. The location, close to corporate hubs in Gurugram and the upcoming 1,000-acre Global City project, was chosen for its connectivity and market potential.
Besides, it is anticipated that there will be quick and substantial repercussions on real estate. Land values are expected to soar as a result of the announcement alone as developers seek out huge parcels for mid-to-premium residential offerings, plotted development and integrated townships.
Plans for retail clusters, hospitality endeavours and entertainment-led mixed-use forms have all been sparked by the prospect of significant foot traffic on the commercial front. A diverse urban buildout is planned for the ecology surrounding the proposed park, including hotels, shopping centres, offices and themed high streets.
