House of Swamiraj Begins ₹180 Cr Premium Residential Project in Thane West

Thane, September 16, 2025: Mumbai Metropolitan Region real estate development brand House of Swamiraj has inked a INR 180 crore development agreement with Prakash CHS and Sargam CHS, two well-established Thane-based housing societies, for a new premium residential project on an approximately 2,000 square metre plot off Pokhran Road, Thane West. The agreement, signed in the presence of directors Jason Samuel, Ajay Kedare, Gordon Monteiro, and Rajesh Wayal, marks the group’s second major milestone in just three months.
Strategically located along one of Thane’s most coveted residential corridors, the project aims to cater to rising demand for refined, lifestyle-centred housing with modern design and high-value living. It underscores House of Swamiraj’s intent to create benchmark developments that deliver enduring value for both homebuyers and investors.

Thane continues to assert itself as MMR’s real estate hotspot, with average residential prices rising 46 per cent in just three years, from approximately INR 13,550 per sq ft in Q2 2022 to INR 19,800 per sq ft by Q2 2025. Micro-markets such as Pokhran Road command even higher values, averaging around INR 20,700 per sq ft. Demand is also shifting strongly toward premium and luxury housing. In the first half of 2025, the premium segment, which includes homes priced above Rs. 1 crore, accounted for 62 per cent of all real estate sales across India. This pricing and sales trend aligns closely with House of Swamiraj’s positioning of its new project as both aspirational and investment-smart.
