New Delhi, October 15, 2026: India’s real estate sector attracted over USD 85.5 billion in institutional investments between 2011 and the first three quarters of 2026, marking a major transformation in the country’s investment landscape, according to a press release issued by real estate consultancy firm Vestian.

During this 16-year period, investor focus shifted significantly from residential properties to commercial and income-generating assets. Residential investments accounted for just 13 percent of total institutional investments in the first three quarters of 2026, down from 55 percent in 2011. In contrast, revenue-generating segments, including commercial real estate along with industrial and warehousing spaces, rose from 37 percent to nearly 79 percent. Equity emerged as the preferred investment route, accounting for 85 percent of capital deployed into these assets.

Foreign investors contributed 49 percent of total institutional investments between 2011 and the first nine months of 2026, led primarily by the US and Canada. However, their share moderated to 25 percent in the first three quarters of 2026, giving way to increased participation from domestic investors.

Geographically, while top metro cities received over 95 percent of institutional capital during the 16-year period, the share of non-metro markets expanded from 0.4 percent in 2011 to over 4.7 percent in 2026. Within the residential space, private institutional investors favored the premium and luxury market, which accounted for 56 percent of residential investments over the period.

Newer asset classes, including flexible workspaces, co-living, data centres, and proptech, attracted USD 4.3 billion since 2016, with over 88 percent deployed after 2020. Commercial real estate also led sustainability efforts, capturing 66 percent of green investments between 2020 and 2026.

Commenting on the findings, Shrinivas Rao, CEO of Vestian, said, “India’s institutional investment landscape has undergone a significant transformation over the past 16 years. Looking ahead, our next wave of growth won’t just be measured by capital volume, it will be defined by diversity of assets, markets and investment structures. The shift towards commercial and warehousing assets, greater geographical diversification, the emergence of REITs and new-age asset classes have collectively contributed to a broader and more mature investment ecosystem. As the market evolves, these shifts will create newer opportunities for both domestic and global capital.”
