New Delhi, October 26, 2026: India’s office market experienced a shift in occupier demand across sectors in Q3 2026, signaling a gradual diversification of market demand, according to a press release by Vestian Research.

While IT-ITeS remained the largest contributor to pan-India absorption, its share declined to 23% from 41% in Q2 2026 and 31% in Q3 2025. Conversely, the share of Banking, Financial Services and Insurance (BFSI) increased to 20% from 8% in the previous quarter and 15% a year earlier. Flex Spaces and Managed Offices maintained a significant 20% share of absorption, compared to 22% in Q2 2026 and 14% in Q3 2025. Together, BFSI and flexible workspace operators accounted for 40% of overall office space absorption during the quarter.

Pan-India office absorption reached 23.7 million square feet in Q3 2026, marking a 20% year-on-year increase and representing the second-highest quarterly absorption on record. Southern cities—Bengaluru, Chennai, and Hyderabad—led the leasing momentum, accounting for 60% of total absorption. Construction activity also accelerated, with new supply completions reaching a record quarterly high of 18.4 million square feet, driven largely by Hyderabad, Pune, and Bengaluru.

“Leasing activity remained resilient, with office absorption reaching 65 Mn sq ft during January–September 2026. If the current momentum continues, annual absorption is projected to exceed 85 Mn sq ft, supported by the sustained demand from IT-ITeS, Flex Spaces, and BFSI,” said Shrinivas Rao, CEO, Vestian.

City-level trends showed BFSI firms dominating leasing in Chennai, Hyderabad, and Kolkata, while flexible spaces led activity in Pune and the National Capital Region. Bengaluru and Mumbai remained primarily driven by IT-ITeS occupiers.

“India’s office market is poised to sustain its growth trajectory, supported by resilient occupier demand, a diversified sectoral mix, and improving occupancy levels. While IT-ITeS continues to anchor leasing activity, the growing contribution of BFSI and Flex Spaces/Managed Offices is broadening the demand base and reshaping the market’s growth dynamics,” Shrinivas Rao added.
