India’s Rs 1 Lakh Crore Branded Residences Pipeline Takes Centre Stage at TBRS 2.0 in Mumbai

Mumbai, August 11, 2026: The Branded Residences Summit (TBRS 2.0) is set to return to Mumbai on 7 and 8 October 2026 at JW Marriott Mumbai Sahar. The summit will gather 250 curated delegates, over 50 Indian and global speakers across 19 sessions, feature the inaugural Branded Residences Awards, and host the launch of the third edition of the NOESIS branded residences market report, the organizers said in a press release.

Advisory firm NOESIS estimates Rs 1 lakh crore (about USD 10.5 billion) of gross development value across India’s delivered and pipeline branded residence projects. Its market map tracks 43 directly brand-licensed projects, comprising 7 delivered, 19 under construction, and 17 announced developments, with more than 20 additional projects currently in early feasibility or brand selection. The category has expanded beyond Mumbai and NCR into tier-1 and tier-2 cities, as well as leisure markets such as Goa, Alibaug, Karjat, Igatpuri, Kasauli, Coorg, and Rishikesh.

Institutional investors and organized funds are demonstrating increased interest in well-planned branded developments, where matching product, pricing, and positioning can deliver stronger price realization, faster sales, and more predictable cash flows. Because long-term value depends heavily on foundational agreements, the developer’s licensing relationship covers the sales period before being novated to the residents’ association post-handover, making upfront decisions regarding fees, service standards, and renewal terms critical to sustaining resident experience and resale positioning.

Established in 2025 as India’s first dedicated platform for the sector, TBRS expands to a two-day developer-first program covering feasibility, underwriting, brand selection, legal structures, sales, and operations.
