Infrastructure and Liveability Crucial Beyond Property Price in Emerging Markets, Say Real Estate Experts

New Delhi, October 29, 2026: Homebuyers looking to invest in emerging real estate markets must evaluate infrastructure readiness, developer track record, and social amenities rather than relying solely on attractive pricing and future appreciation claims, according to industry experts in a press release.
Infrastructure and connectivity remain central to a property’s long-term value, though buyers are advised to distinguish between operational projects and those still under construction.

Harvinder Singh Sikka, Chairman of Sikka Group, said, “Buyers should evaluate how well a location connects with workplaces, educational institutions, healthcare facilities and major commercial centres. Proposed infrastructure can create future opportunities, but investment decisions should be based on verified project timelines and the current accessibility of the location.”
Developer credibility and legal compliance are equally critical considerations in expanding urban corridors. Experts emphasize checking registration details on state Real Estate Regulatory Authority (RERA) portals, land title documents, and overall construction quality before committing funds.

Yash Miglani, Managing Director of Migsun Group, said, “An attractive price should never be the sole reason for choosing a property. Homebuyers need to assess the developer’s past delivery record, legal approvals, construction standards and transparency in documentation. These factors help reduce risks and provide greater clarity about the investment.”
The presence of a functional neighbourhood—including schools, hospitals, retail centres, and civic utilities like water and drainage—further dictates a location’s long-term liveability and resale appeal.

Sunil Goel, Managing Director of Numax City, said, “Homebuyers are increasingly evaluating the complete residential ecosystem rather than looking at the apartment or plot in isolation. Access to schools, healthcare, shopping facilities, green spaces and other daily necessities can influence both the living experience and the long-term appeal of a residential development.”
Cautioning against relying strictly on promotional claims, experts note that property value growth ultimately depends on sustainable urban demand and overall quality of life.

Manoj Kumar Garg, Chairman of Northwind Estates, said, “An emerging real estate market should be assessed through the lens of long-term usability and sustainable demand. Buyers who consider infrastructure, civic amenities, neighbourhood development and the overall quality of life are better positioned to evaluate whether a property meets their personal requirements and investment objectives.”
