IWG Hits Record High in India with 21 New Centre Signings in Q1 2026

By Realtynmore Apr 27, 2026

Mumbai, April 27, 2026: International Workplace Group (IWG) has kicked off 2026 with a record-breaking expansion, announcing the signing of 21 new centres across India in the first quarter alone. This unprecedented growth between January and March represents the company’s highest-ever number of signings in a single three-month period. The expansion spans IWG’s diverse portfolio, including the Regus, Spaces, HQ, and OpenOffice brands, as the company moves to meet a surging appetite for flexible, premium office environments across the country, the company said in a press release.

The rollout strategically bridges major metropolitan hubs with rapidly developing regional cities. While strengthening its presence in primary business centers like Chennai, Hyderabad, Gurugram, and Noida, IWG is also pushing deep into Tier 2 and Tier 3 markets. New locations are slated for cities including Jaipur, Surat, Coimbatore, Ludhiana, Gandhinagar, Mohali, Tiruppur, Dombivali, Ujjain, and Malappuram. This geographic shift mirrors a broader transformation in India’s commercial real estate sector, where flexible workspace penetration has surged from 5% in 2017 to 21% by 2025. According to recent data from Knight Frank, large enterprises now drive 72% of seat absorption, signaling a move away from traditional fixed-office models toward more agile, “hub-and-spoke” real estate strategies.

Mark Dixon, Founder and CEO of International Workplace Group, emphasized that this momentum reflects a fundamental shift in how the global workforce operates. “2025 was a landmark year for International Workplace Group, delivering record revenue and our strongest network expansion to date. This momentum is a clear reflection of the accelerating global demand for ‘platform working,’ as businesses of all sizes move away from traditional, fixed-office models in favour of the agility our network provides. Our strategy remains focused on scaling this world-class platform through capital-light partnerships, allowing us to rapidly expand our coverage and monetise vacant space for property owners. With a total addressable market exceeding $2 trillion, we are building the foundations for a future where professional, flexible workspace is available in the heart of every community,” said Dixon.

This enterprise-led transformation is increasingly centered on the “15-minute city” model, where professionals seek premium workspaces closer to their homes to avoid long commutes. By establishing high-tier environments in regional centers, IWG is enabling Global Capability Centres (GCCs) and large corporations to tap into local talent pools while maintaining employee retention.

Harsh Lambah, Country Head, India, IWG, noted that this rapid network expansion is fueled by companies of all sizes seeking to provide employees with access to a professional network of locations. “These solutions are becoming an integral part of how enterprises design their real estate strategies, providing the agility they now require. By leveraging our world-class platform, we are enabling property owners to monetise vacant space and meet the accelerating demand for hybrid working. Our capital-light growth strategy focuses on expanding network coverage deep into the heart of communities, including suburbs and smaller commuter towns, to provide workers with professional environments in more convenient locations. Our continued investment in India underscores our confidence in the market’s long-term growth and our commitment to enabling the future of work,” Lambah stated.

As flexible workspaces become a core component of corporate infrastructure, IWG’s performance in the first quarter of 2026 positions the company to lead the next phase of India’s workspace evolution. With Tier 2 cities now accounting for nearly 28% of total coworking space absorption, the company’s focus on decentralizing real estate footprints allows businesses to scale efficiently across a distributed geographic landscape. By providing scalable, premium solutions that cater to the evolving expectations of the modern workforce, IWG remains at the forefront of a maturing market that prioritizes flexibility, connectivity, and professional excellence,  the press release added.
