M3M Secures 12.5-Acre Commercial Plot in Noida for Rs 1,839 Crore After Bidding War With DLF

Noida, September 10, 2026: Real estate major M3M India bagged a 12.5-acre commercial mixed-use plot in Sector 108 for Rs 1,839 crore, more than double the reserve price of Rs 836 crore, following an aggressive auction battle with DLF. DLF submitted a final bid of Rs 1,740 crore, while shortlisted bidder Godrej Properties abstained from participating. The transaction stands as the second-costliest commercial land deal recorded in the city, trailing only the 2008 BPTP Capital City deal in Sector 94, M3M India said in a press release.

The acquisition by M3M India, made through its subsidiary Lavish Buildmart, incurs an effective cost of nearly Rs 147 crore per acre. With stamp duty and additional government charges estimated at Rs 150 crore, the total outlay for the Sector 108 parcel is expected to exceed Rs 2,000 crore. The mixed-use zoning enables both commercial and residential development on the site.

Industry observers attribute the aggressive bidding to a growing scarcity of prime commercial land along major infrastructure corridors. Highlighting the limited availability, Noida Authority Assistant General Manager Shobha Kushwaha said, “We have only three to four commercial plots along Noida Expressway and some plots near Advant Building in Sector 142, prompting leading developers to bid aggressively for the available parcels.” Shobha Kushwaha added that M3M and DLF targeted the Sector 108 site due to its proximity to the Noida Expressway, the police commissioner’s office, established IT hubs, and proposed Aqua Line metro expansion.

The auction forms part of a broader expansion by major developers along the expressway, following previous acquisitions by IKEA, Max Estates, and Godrej Properties. On the same day, the Noida Authority auctioned four additional commercial parcels exceeding 20,000 square metres each, generating nearly Rs 1,515 crore. Sepset Properties acquired a 24,000-square-metre plot in Sector 96 for Rs 414.8 crore. In Sector 98, Manglam Multiplex Private Limited and Begonia Builders secured two separate 24,000-square-metre plots for Rs 414 crore each, while Max Estate Limited acquired a 22,403-square-metre parcel in Sector 132 for Rs 271.93 crore.
