According to property registration documents reviewed by real estate platform Square Yards via the Inspector General of Registration (IGR) website, the lease agreement was officially formalized and registered in March 2026.
The property, located in the Vida building, is situated in a neighborhood often referred to as the “Queen of the Suburbs.” Bandra West remains a premier destination for high-net-worth individuals and members of the entertainment industry due to its eclectic mix of heritage bungalows and modern gated residences. The area’s proximity to major business hubs like the Bandra Kurla Complex (BKC) and its vibrant lifestyle offerings, including the iconic Bandstand and Carter Road promenades, continue to drive its status as one of Mumbai’s most sought-after residential and investment corridors.
The financial specifics of the transaction reveal a structured rental escalation over the 36-month tenure. As per Square Yards’ analysis, the monthly rent is set to commence at ₹3.10 lakh for the first year. The agreement stipulates a 5% annual increase, taking the monthly payout to ₹3.25 lakh in the second year and reaching approximately ₹3.41 lakh in the final year of the term. The transaction involved a security deposit of ₹20 lakh, with the registration process incurring a stamp duty of ₹30,819 and standard registration charges of ₹1,000.
