The company achieved total collections of Rs 127 crore for the quarter. Consolidated total income reached Rs 145 crore, while EBITDA stood at Rs 61 crore and profit after tax (PAT) came in at Rs 45 crore. The real estate developer maintained a positive net cash position and remained net debt-free.

Residential pre-sales grew 70 percent quarter-on-quarter, driven primarily by a 155 percent surge in the affordable and mid-income portfolio. Pre-sales at Monte South, the firm’s premium development in Byculla, increased by 16 percent. In the commercial segment, demand remained strong for Grade-A office space, anchored by developments including Marathon Futurex in Lower Parel and Marathon Millennium in Mulund.

Construction remains on schedule across ongoing projects, including Monte South, Nexzone, NeoHomes, and Marathon Millennium. The company expanded its project pipeline by adding two Mumbai redevelopment projects in Versova and Sewri, representing a combined estimated Gross Development Value (GDV) of Rs 900 crore. A proposed amalgamation, subject to approvals, is expected to further expand the company’s footprint across the Mumbai Metropolitan Region.

“Demand came from every price segment this quarter, from affordable homes to Monte South. That is the strength of being present in the right Mumbai micro-markets. We are adding projects selectively, in well-connected locations, and we are doing it with no net debt. Our focus is to deliver on time, allocate capital carefully and unlock the value in our land bank,” said Chetan Shah, Chairman & Managing Director, Marathon NextGen Realty Ltd.

Operational highlights for Q2 FY27 include 0.71 lakh sq. ft. of area sold and total collections of Rs 127 crore on an existing basis, expanding to 0.94 lakh sq. ft. sold and Rs 202 crore collected on a merged basis.
