Marathon Nextgen Realty Expands Into South Mumbai With ₹450 Crore Sewri Project

Mumbai, August 5, 2026: Marathon Nextgen Realty Limited (MNRL) has officially entered the Sewri micro-market in South Mumbai through a new Joint Development Agreement for a cluster redevelopment project. Executed via its subsidiary, Sunset Spaces Private Limited, the project features a proposed high-rise residential tower alongside high-street retail spaces situated on a land parcel of approximately 7,500 square metres, representing an estimated Gross Development Value (GDV) of around ₹450 crore for MNRL, the company said in a press release.

The move marks MNRL’s strategic expansion into cluster redevelopment, building upon its recent entry into society redevelopment to broaden its presence across high-potential Mumbai real estate markets. The project will now advance through standard regulatory and planning processes, with final execution potential and official GDV subject to statutory approvals, finalized development plans, and general real estate market conditions.

The decision to target Sewri aligns with major infrastructure enhancements transforming the area into a crucial transit hub for the Mumbai Metropolitan Region. Driven by the operational Atal Setu and the upcoming Sewri-Worli Elevated Connector—which will directly link the Atal Setu with the Coastal Road and Bandra-Worli Sea Link—Sewri is rapidly emerging as a high-value residential zone known for its strategic location, relative market affordability, and unique views of the eastern waterfront.
