Max Estates Delivers Rs 3,200 Crore Pre-Sales in H1 FY27

New Delhi, October 7, 2026: Max Estates Limited recorded pre-sales of approximately Rs 3,200 crore in the first half of the financial year 2026–27 (H1 FY27), driven by robust housing demand across the National Capital Region (NCR), according to a press release issued by the company.

During the second quarter of the fiscal year (Q2 FY27), the developer achieved total pre-sales of approximately Rs 2,100 crore, reflecting a 1,246% increase compared to Rs 156 crore reported in the corresponding period of the previous fiscal year. The quarter’s figures included sales amounting to Rs 584 crore from its Max One project.

The company sold 274 units across its residential projects in Noida and Gurugram during Q2 FY27, up from 24 units sold in Q2 FY26. Total collections reached approximately Rs 560 crore for the quarter. According to the release, annual collections for Max Estates typically range between 20% and 25% of sales value, allowing the firm to fund construction without incurring incremental debt for its residential portfolio. Sustained sales from its Estate 361 project contributed Rs 1,747 crore to pre-sales in H1 FY27, including Rs 962 crore during the second quarter.

Looking ahead, the developer maintains a Gross Development Value (GDV) pipeline estimated at over Rs 29,000 crore, which will drive business expansion from Q3 FY27 onward. The pipeline encompasses ongoing and upcoming developments such as Estate 105, Max One, Estate 361, a residential community in Sector 59, Gurugram, land in Delhi, and a site under a binding memorandum of understanding in Ghaziabad. Major launches in Noida and Gurugram are scheduled for the third and fourth quarters of the current fiscal year. The company aims to add 2 million square feet of residential space annually.

The firm’s commercial portfolio remains 100% leased, generating more than Rs 160 crore in annual rental income. Over the next five years, the total commercial portfolio—spanning completed, under-construction, and planned acquisitions—is projected to reach an annuity rental income potential of over Rs 700 crore on a 100% basis. Max Estates plans to expand its commercial footprint by 1 million square feet each year.
