Nambiar Builders Launches District 25 Phase III in Bengaluru, Eyeing ₹3,071 Crore Topline

Bengaluru, July 1, 2026: Nambiar Builders, a real estate developer in Bengaluru, announced the launch of its luxury integrated township, District 25 Phase III on Sarjapur Road. The real estate firm plans to invest ₹1,900 crore in this third phase, which is planned across 11 acres and is eyeing a ₹3,071 crore topline from the development. The launch comes after strong absorption across the first two phases, where over 1,600 families have already bought homes and sales worth an estimated ₹3,200 crore have been recorded. Nearly 90% of buyers across the initial phases purchased homes for self-use, while investors contributed to the balance. District 25 Phase III offers well-designed 2BHK, 3BHK, 4BHK, and 4.5BHK luxury apartments ranging from 1,250 to 2,980 square feet, with prices starting from ₹1.62 crore onwards for the premium family-home segment, Nambiar Builders said in a press release.

Spread across 11 acres, Nambiar Builders District 25 Phase 3 is part of the currently approved 63-acre township, with further expansion under approval. Strategically located on Chandapura–Dommasandra Road, the project offers seamless connectivity to Bengaluru’s major IT corridors and sits close to the upcoming Metro corridor, further enhancing its long-term accessibility. The project offers 1,202 homes across 8 towers with 85% of the land reserved as open space. 

The towers are spaced between 40 and 135 metres apart, offering a stronger sense of privacy, natural light, and openness. They are also positioned to overlook Club SOHO and the newly introduced 20+ acres Sports District, while sitting close to the clubhouse and key sports amenities within the larger township ecosystem. While the first two phases established District 25’s lifestyle and clubhouse-led foundation, Phase III adds a sharper active-living layer through the Sports District, planned to make sport, movement, and wellbeing a natural part of everyday township life, especially for families looking for open spaces, children’s play areas, and daily recreation within the community.

Conceived around “The SOHO Life,” District 25 brings villa-style living into a high-rise format. Every home is planned as a corner unit, free of common walls, with just four residences per floor across each tower. Phase III takes that thinking further. Based on inputs gathered from buyers across Phases I and II, Nambiar Builders has refined the homes with more efficient unit plans, wider room dimensions, relaxed wraparound balconies, better kitchen-to-dining connectivity, walk-in wardrobes across larger configurations, and study spaces in select layouts. 

South-facing windows will use heat-reduction glazing for better thermal comfort, while the larger tower spacing is expected to improve privacy, natural light, and ventilation. The broader Sarjapur belt is now supported by more than 50 schools, well-established healthcare facilities, retail catchments, hubspots, and daily-use infrastructure. The corridor benefits from access to major tech parks to the Outer Ring Road office belt, while the proposed Sarjapur-Hebbal Metro corridor adds to the long-term connectivity case.
