NBCC Concludes E-Auction of Aspire Silicon City to AU Real Estate for ₹1,467 crore

Noida, May 17, 2025: NBCC (India) Ltd. has concluded the e-auction of Aspire Silicon City to AU Real Estate for INR 1,467 crore.
AU Real Estate bagged the project following a digital auction conducted by NBCC with the transaction valued at INR 1,467.93 crore, according to information provided by NBCC to the NSE.
Spread across approximately 8.5 acres, Silicon City Phase 4 is a premium development of NBCC wherein they have changed the planning and made larger homes, not flats, this time. The project comprises seven towers with approximately 600 units, of which NBCC awarded five in the auction.
The layout features a mix of large-sized 3 BHK + study and 4 BHK + study apartments and a limited number of penthouses. Aspire Silicon City phase 4 has a G+4-storey clubhouse with facilities, including a swimming pool, gym, jacuzzi, steam/sauna, business centre, play zone, two banquet halls and open, green party lawns. Three towers are two to a core and the rest four are three to a core with inside and outside terraces in all units.

Ashish Agarwal, Director, AU Real Estate, said, “We confirm the acquisition of the selling rights of 446 units in Aspire Silicon City.”
Located in a developed residential sector, the project is connected to the Noida–Greater Noida Expressway, Aqua Line metro stations (Sector 50 and 76) and arterial roads, including the FNG Corridor.
Educational institutions, hospitals and retail zones, such as Sector 18, are all within close reach, making it interesting for buyers.
According to market experts, the project, due to favourable pricing and location, is likely to attract a significant number of buyers. The surrounding micro market has seen steady absorption for larger-format homes with enhanced lifestyle amenities.
The project is being constructed by J Kumar Infraprojects, a prominent player in the infrastructure sector. The company has been involved in key projects like Mumbai Metro Lines 7, 2A and 2B, the Worli Shivdi Link Flyover, Kalwa Creek Bridges and the Dwarka Expressway.
The project has been designed by Gautam & Gautam Architects, known for notable projects such as Manav Rachna International School, Tao Devilal Agricultural University, Asian Institute of Medical Sciences, The Palm Village and MVN Sports Complex. The facade and master planning of the current project reflect their approach to urban luxury living in Noida.
