Cushman & Wakefield Report Highlights Noida International Airport as Catalyst for NCR Economic Surge
Noida, March 21, 2026: As the National Capital Region prepares for the historic inauguration of the Noida International Airport on March 28, a new report from global real estate services firm Cushman & Wakefield suggests the project will trigger an unprecedented economic transformation. The report, titled “Noida: Runway for Growth,” provides a data-driven look at how the aviation hub is set to redefine the financial and real estate landscape of northern India, influencing a massive impact zone of 20,000 to 25,000 square kilometers and a population of nearly 50 million people.
According to a press statement, the sheer scale of the project positions it as one of India’s most significant aviation hubs, with the first phase alone expected to handle 12 million passengers annually. Upon reaching full capacity, that number is projected to climb to 70 million. According to the analysis, the broader region influenced by the airport already contributes a substantial 6.43% to India’s total GDP. This infrastructure milestone is being built on a foundation of existing economic strength, as Noida currently contributes ₹2.63 trillion—roughly 10.3%—to Uttar Pradesh’s GSDP, with per capita income in the city crossing the ₹1 million mark.
The real estate sector has already begun pricing in the “airport effect,” with significant shifts noted in both the office and industrial segments. Cushman & Wakefield data reveals that office rentals in key micro-markets have surged by as much as 29% since 2019, bringing the total regional office stock to 43.4 million square feet. Global corporations are also moving to secure space ahead of the opening; leasing by Global Capability Centres (GCCs) reached approximately 928,000 square feet in the first nine months of 2025 alone, reflecting a sharp rise in international investor confidence.
Beyond commercial office space, the airport is acting as a linchpin for a broader industrial and supply chain overhaul. The development of a multi-modal logistics hub in the vicinity is expected to generate approximately 15,000 jobs, reinforcing the airport’s role in modernizing regional logistics efficiency. This industrial growth, paired with the residential and retail expansion along the Noida–Greater Noida–YEIDA corridor, suggests a holistic urban shift that extends far beyond simple flight operations.
Cushman & Wakefield’s analysis underscores that the Noida International Airport is not merely a transport project, but a primary catalyst for real estate expansion, foreign direct investment, and integrated urban development. By linking seamless global connectivity with robust local economic fundamentals, the airport is set to unlock a new era of growth for the entire NCR, positioning the region as a future-ready global destination.
