Notan Casa in Mumbai’s Bandra (West) Receives Occupation Certificate; Handovers Commence

Mumbai, December 11, 2025: Notandas Realty has received the Occupation Certificate (OC) for its landmark project Notan Casa in Bandra (West), marking the successful completion of yet another signature address in the brand’s luxury portfolio of bespoke residences. Spanning approximately 1,20,000 square feet of built-up area, Notan Casa exemplifies Notandas Realty’s design philosophy – crafting timeless, design-led spaces where luxury is expressed through subtlety and precision.

“Luxury, to us, is quiet confidence — light, proportion, and materials that age beautifully,” said Harsh Jagwani, Managing Director, Notandas Realty. “With the OC now in place, our focus is on ensuring a seamless, concierge-style handover experience for our homeowners.”

Seema Puri, Architect at SEZA, whose team is also responsible for the design for Notan Casa, said “Our attempt is always to create unique housing solutions thereby reimagining urban formations. It is and has always been about building what is appropriate for society to experiment with new materials and ideas that people can relate to, something that engages them, a space that they are proud to call home.
“Our concept for Notan Casa was always to give the building a unified architectural expression despite the dramatic variation in unit sizes. In this tower the lower levels accommodate compact tenant units, while the upper floors open into expansive single apartments that span the entire 5,000 sq ft floor plate.
“To achieve this, we treated the façade as a continuous, harmonious skin. Large vertical voids—naturally created by the shift in apartment typologies—were consolidated visually using a system of screens. These screens tie the elevations together, soften the massing, and create a consistent rhythm across the tower.
“They not only unify the façade but also introduce depth, privacy, and filtered light, ensuring that the building reads as one cohesive architectural statement rather than a stack of varied homes. Finally, our labour of love is coming to an end and we are happy that Notan Casa has got the OC. It indeed is a moment of pride; it actually marks the transition from drawings to a space ready to be lived in and experienced. Now our vision has become someone’s home.”
Located in the heart of Bandra (West), Notan Casa features expansive 4 and 5-bedroom residences ranging from approximately 2,300 sq. ft. to 4,500 sq. ft. Each home combines generous layouts, thoughtful detailing, and enduring craftsmanship — hallmarks of the Notandas brand. With a built-up area of approximately 1,20,000 sq. ft., the OC was received on December 3, 2025.
