Peninsula Land Unveils ‘Peninsula Estates’ Under Its Visionary 2.0 Initiative

Mumbai, January 30, 2026: Homebuyers today are re-evaluating not just where they live, but how they want to live; managing within the reality of apartment living in high rises (vertical living) versus the desire for open spaces like gardens and terraces that come with a bungalow (horizontal living). The desire for horizontal living is taking shape, along with the need for a larger, more flexible space that can be personalised. However, most people with this desire lack the time and opportunity to build a home with spaces to fulfil their and their families’ aspirations.

While the desire for horizontal living is strong, the market remains constrained by a series of trade-offs.

  • Locations that offer serenity but are too far from the city
  • Land parcels that are attractive but suffer from unclear titles or fragmented ownership, and
  • Areas that are in demand yet lack supporting infrastructure.

Peninsula Land (part of the Ashok Piramal Group) is addressing this gap with the launch of a new vertical Peninsula Estates – its flagship initiative under the company’s Vision 2.0 that will democratize land buying by offering right sized plots at select uber-premium locations in extremely close proximity to Mumbai.

Redefining the Plot: The Peninsula Way

Peninsula Estates is designed for the modern urbanite who seeks the freedom of a bespoke home within a low-density, planned community. The initiative is built on four core pillars:

The 100-Minute Rule

Every estate is located within 100 minutes of Mumbai. While they are close to the city, these locations still offer the experience of being in a setting that is calm, expansive, and nature-led—creating true “co-primary” homes that work for both weekly use and permanent living, especially in a city like Mumbai where most people travel for roughly the same amount of time from their apartment to their place of work.

Right Size

Plot sizes are generous by design, enabling well-proportioned architecture and meaningful spatial planning, while still ensuring a lower entry ticket size compared to ready villas.

Freedom with Assurance

Buyers enjoy complete autonomy over their home’s design, backed by the legal due diligence, planning, and infrastructure quality of a legacy developer.

Ownership of Land

Buyers receive clear land ownership with their name reflected directly on the 7/12 extract, along with defined FSI benefits—ensuring long-term security and making it easy to pass this legacy on to the next generation.

In addition, each estate is supported by essential amenities, including a clubhouse and community infrastructure, to enable a comfortable and well-rounded quality of living.

Says Rajeev Piramal, Executive Vice Chairman & MD, Peninsula Land: “With increasing intensity, density, and demand in urban centres, individuals today are placing greater importance on prioritising their wants and desires, and focusing on quality of life once their basic needs are fulfilled. That evolving mindset is what brings Peninsula Estates into the picture. By offering well-planned, complete ownership of land at accessible distances from Mumbai, we are enabling people to build homes that reflect who they are—without the traditional anxieties associated with buying land.”

Nandan Piramal, COO & Director, Peninsula Land, says: “We are moving away from the ‘distant holiday home’ concept. By ensuring that our estates are within 100 minutes of the city, we are offering a long-term lifestyle. Our first acquisitions near Mandwa Jetty in Alibaug and near Bhilavale Dam, Chowk – Karjat both represent this vision completely—prime, accessible land parcels ready for urban development.”

Upcoming Developments

Peninsula Land will initially roll out this vision across its recently acquired land parcels in Alibaug and Chowk-Karjat, both of which serve as high-growth corridors with strong connectivity to Mumbai
