Prateek Edifice Records ₹20 Crore Residence Transaction, Setting New Benchmark For Noida Luxury Housing

Noida, July 9, 2026: A luxury bare-shell apartment measuring approximately 10,000 square feet at Prateek Edifice in Sector 107, Noida, has been sold for approximately Rs 20 crore, according to market sources. The landmark deal highlights the growing strength of Noida’s luxury housing segment and the increasing willingness of affluent buyers to invest in high-value residential assets beyond traditional luxury markets. The premium apartment was acquired by Shwetabh Kumar, CEO of a multinational healthcare company, in a deal facilitated by Vipul Gupta of NeoBrix.
The transaction comes at a time when luxury housing demand is at an all-time high across India’s residential market. According to JLL’s Q1 2026 Residential Dynamics Report, demand for homes priced above Rs. 1 crore witnessed a staggering 30% year-on-year growth. Viewed in a broader context, the Rs 20 crore transaction at Prateek Edifice represents more than just a high-value residential sale; it underscores the growing maturity of Noida’s luxury housing market and reflects the increasing importance of quality, trust, community development, and execution excellence in shaping upscale residential demand.

Industry observers note that such transactions increasingly reflect a broader shift in buyer preferences, where factors such as construction quality, architectural excellence, community planning, lifestyle offerings, and developer credibility have become key decision drivers.
