Real Estate Moving Beyond Square Footage to Experience-Driven Living, says Agrasheel Infratech CEO

New Delhi, February 11, 2026: Preksha Singh, CEO of Agrasheel Infratech, talks about how ‘Experiential Living’ is reshaping real estate, focusing on their Aashrayam project as a vacation-themed township prioritizing wellness, community, and resort-style amenities. Singh highlights Agrasheel’s integration of sustainable practices and legal transparency within Lucknow’s infrastructure and provides a strategic outlook on policy reforms needed for growth in Tier II and III cities.

Excerpts:

Your new vacation-themed project by Agrasheel is creating buzz. Could you walk us through the core vision behind it and how it reflects evolving lifestyle trends in real estate?

At Agrasheel, our vision with Aashrayam is to create more than just a housing development, we want to deliver a lifestyle that feels like a permanent retreat. This project is designed as a vacation-themed township where residents can enjoy modern urban amenities alongside serene, resort-like living. Built on 23 acres with lush green spaces, recreational areas, and thoughtful infrastructure, Aashrayam reflects how today’s homebuyers value peace, community, and quality of life, even as cities grow.

In a competitive real estate landscape, what unique features or design philosophies does this vacation-focused development bring that differentiate it from other leisure-oriented projects?

What sets Aashrayam apart in a competitive landscape is our integration of leisure-focused design with everyday practicality. Beyond plots and roads, we’ve planned parks for yoga/meditation, reflexology gardens, clubhouses, and community spaces that encourage wellness and social interaction. This blend of resort-like ambiance with 24×7 security, modern infrastructure, and sustainable planning creates an experience that’s both restful and relevant to contemporary living.

From your experience, what major trends are shaping real estate investments today — especially in lifestyle and experiential living spaces — and how is Agrasheel adapting to those trends?

Real estate today is moving toward eco-friendly, experience-driven living spaces that offer lifestyle value, not just square footage. At Agrasheel, we’ve embraced sustainable practices, transparent approvals (LDA/RERA), and community wellbeing as core pillars of development. Our team continually studies market trends from preferences for green spaces to demand for secure, long-term investments and adapts through holistic township planning and innovative amenities that align with evolving customer expectations.

Lucknow is rapidly developing in terms of infrastructure and urban lifestyle. How does Agrasheel integrate this broader city growth into its project planning and execution, particularly for this vacation-themed development?

Lucknow’s rapid infrastructure and urban lifestyle development is a key reason we chose Jail Road (New Jail Road/ Beli, Gosaiganj) for Aashrayam. The city’s expanding connectivity, proximity to major hubs, and balance of modern living with cultural depth makes it an ideal location. We ensure our project plan integrates smoothly with the city’s growth — from road networks to social amenities — while providing residents easy access to daily needs without sacrificing a peaceful home environment.

Looking ahead, how does Agrasheel plan to balance sustainable development with market expectations, and what role will this project play in the company’s long-term growth strategy?

Sustainability isn’t just a buzzword for us, it’s central to our development philosophy. We focus on creating low-impact, environment-friendly townships that add value over time. Aashrayam exemplifies this with its green landscaping, thoughtful layout, and legal transparency that protect investors. Long-term, this project strengthens Agrasheel’s commitment to building vibrant, future-ready communities that stand the test of time, while meeting both lifestyle aspirations and pragmatic investment goals.

With the upcoming national/state budget on the horizon, what are Agrasheel Infratech’s expectations in terms of policy support, incentives, or reforms for the real estate sector — particularly relating to township development, affordable housing, and lifestyle-oriented projects like yours?

Ahead of Budget 2026, we expect the government to focus on removing structural bottlenecks that slow down housing delivery. A single-window clearance system is one of the most critical reforms the sector is waiting for, as faster approvals directly translate into timely project execution and better cost management. On the demand side, we expect stronger tax incentives for first-time homebuyers, as they form the base of sustainable housing demand. There is also a clear opportunity to accelerate housing growth in Tier II and III cities by combining buyer incentives with sustained investment in infrastructure and connectivity. To reduce pressure on metros, smaller cities and towns should see greater investment in quality schools, state-of-the-art sports facilities and other social infrastructure, enabling more balanced development and making Tier II and III cities cities attractive investment destinations. If policy reforms, tax relief and infrastructure planning move in sync, the housing sector can unlock wider homeownership and more balanced urban growth.
