Sattva Group Unveils 50-Acre ’15-Minute City’ in North Bengaluru
Bengaluru, March 24, 2026:
Real estate leader Sattva Group has announced the launch of “Sattva City,” an ambitious 50-acre integrated residential development in North Bengaluru. With an estimated gross development value (GDV) exceeding ₹8,600 crore, the project is designed as a self-sustained “15-minute city,” a global urban planning concept where all daily essentials—work, retail, and leisure—are accessible within a short walk or cycle from home, the company said in a press statement.
The development represents one of India’s first large-scale interpretations of this framework, positioned in one of the city’s fastest-growing corridors. By integrating residential towers with healthcare, education, and shopping hubs, the project aims to minimize commute times and enhance quality of life. The site is strategically located to benefit from the infrastructure-led transformation of North Bengaluru, driven by the expansion of Kempegowda International Airport and the rise of nearby aerospace and global capability centers.
A primary feature of the development is its emphasis on environmental scale, with nearly 84% of the 50-acre expanse dedicated to green and landscaped areas. This translates to over 42 acres of open space for residents, complemented by a massive suite of over 250 indoor and outdoor amenities. The housing options are diverse, ranging from 2 and 2.5 BHK units to expansive 3.5 BHK residences and exclusive 4 BHK penthouses, catering to a multi-generational demographic.

Bijay Agarwal, Managing Director of Sattva Group, highlighted the long-term vision behind the project during the launch. “We identified this land years ago with the vision of creating a city-scale community for Bengaluru as the airport corridor began emerging as one of the city’s most important growth regions. Nearly 84% of Sattva City is dedicated to open and green spaces, creating a sense of scale and openness that is rare for a development of this size. Living here will feel like being part of an estate surrounded by nature, within a well-planned community where technology and thoughtful planning come together. We are already seeing strong interest in the project, and through developments like this we aim to create communities that add lasting value to cities across India,” he said.
The launch of Sattva City underscores the Group’s aggressive expansion across India, including recent entries into Mumbai and Visakhapatnam. As North Bengaluru continues to see property appreciation rates of 15–25% due to sustained employment growth, this project is positioned as both a primary residential destination and a significant investment opportunity. The Group remains focused on delivering future-ready communities that respond to the shifting aspirations of modern urban dwellers.
