Tata Realty Seals Bengaluru Land Deal at ₹2,300 Crore; CBRE Advisor for Transaction
Bengaluru, April, 2026: Tata Realty and Infrastructure Ltd (TRIL) has entered into a binding agreement to acquire over 38 acres of land in Bengaluru from Hinduja Group entities, including Gulf Oil Corp and Hinduja Realty Ventures, for approximately ₹2,300 crore. Leading international property consultant, CBRE acted as a key advisor in the transaction.
In a regulatory disclosure to BSE, TRIL has informed that the board has approved the acquisition of around 38.15 acres located in Jala and Yelahanka hoblis for a total consideration of about ₹2,261 crore, to be paid in tranches through wholly owned special purpose vehicles. The deal is currently in the process of execution and registration, with final terms subject to mutual agreement and due diligence.
The TRIL disclosure read “Acquisition of approximately 38.15-acre freehold land parcel together with buildings standing thereon situated at Jala Hobli and Yelahanka Hobli, Bengaluru from GOCL Corporation Limited and Hinduja Realty Ventures Limited, for development purposes for up to a total consideration of approx. Rs. 2,261 Crores which shall be paid in tranches and on such terms and conditions as may be mutually agreed between the Parties. The said acquisition shall be through the Company’s wholly owned subsidiaries (“SPVs”). Parties are currently in process to execute and register the Agreement to Sell and other ancillary documents. Further, basis such other terms and conditions as may be mutually agreed between the parties and further due diligence by the SPVs, SPVs shall pay the consideration in tranches on the execution and registration of Sale Deed. The apportionment of consideration between the seller entities in Sale deed is still to be determined basis mutual discussion between the Parties.”
The land parcel, situated within a key commercial corridor, is expected to be developed into a Grade A office-led campus targeting multinational occupiers and global capability centres.
