Trehan IRIS Commits Rs 1,300 Crore To Launch Luxury Wellness Project Omara In Gurugram

Delhi NCR, July 30, 2026: Trehan IRIS has committed an estimated project cost of approximately Rs 1,300 crore to Omara, its flagship residential development located in Sector 80, Gurugram, as disclosed in the project’s RERA registration. The capital deployment targets the world’s fastest-growing segment of the global wellness economy, entering an Indian market where the category has previously seen limited representation, Trehan IRIS said in a press release.

According to data from the Global Wellness Institute, global wellness real estate expanded from $151 billion in 2017 to nearly $900 billion in 2025—reflecting an average annual growth rate of 23.6 percent since 2019, roughly double the rate of any other wellness sector. The sector is forecast to cross $1 trillion in 2027 and reach $1.8 trillion by 2030, amid a climate where worldwide spending on wellness approaches 60 percent of all combined health and medical expenditures. In India, the overall health and wellness market is currently valued at over $155 billion.

The multi-crore commitment comes as Delhi-NCR consolidates its standing as India’s largest luxury housing market by transaction value. Gurugram recorded sales of homes priced above Rs 10 crore totaling approximately Rs 24,120 crore in 2025, surpassing the Mumbai Metropolitan Region’s Rs 21,902 crore for the first time, based on figures from Sotheby’s International Realty and CRE Matrix. Gurugram also captured over 73 percent of all new residential launches in Delhi-NCR in the second quarter of 2026. Furthermore, Anarock data for H1 FY2026 indicates that luxury and premium homes represented nearly 42 percent of new residential supply across key Indian cities, driving Rs 2.98 lakh crore in residential sales value—a 7 percent increase year-on-year.

Positioned against this market background, Omara spans 5.08 acres in Sector 80, Gurugram, offering 320 golf-facing residences across three towers overlooking the Aravalli landscape. Conceived around a “Designed for Life” philosophy, the developer describes the project as India’s first wellbeing luxury residences.

The development integrates extensive shared health infrastructure relative to its unit density. A 1.25 lakh sq. ft. clubhouse featuring over 110 amenities houses a 55,000 sq. ft. wellness facility, which the developer highlights as India’s largest residential wellness club. The facility is anchored by an on-site longevity clinic offering over 180 advanced diagnostic biomarkers, personalized wellness programs led by resident doctors, hyperbaric oxygen therapy, red light therapy, advanced physiotherapy suites, an integrative nutrition studio, and an on-site wellness pharmacy. Commercial partnerships include a spa curated by L’Occitane en Provence and a fitness center by Knox Studio. Architectural design for the residences was completed by UHA London in collaboration with Spain’s Esteva i Esteva, with fitness advocate Milind Soman serving as Wellness Advisor to Trehan IRIS.

On the architectural front, the low-density development features 3.5 and 4.5 BHK layouts ranging from 3,250 to 4,150 sq. ft. Each residence includes one home per core, a private lift lobby, a 3.9-meter (13 ft) floor-to-floor height, three-side-open Vastu-compliant floor plans, and wrap-around decks over nine feet deep equipped for outdoor dining. The master plan incorporates a car-free ground level with a dedicated basement drop-off area. Each home is equipped with automated systems and standalone indoor air quality controls, supported by hospital-grade MERV-14 and VOC-free carbon filtration, a thermal concrete skin with sun-control louvres, double-glazed facades, and HCFC-free climate systems. The project holds WELL v2 and IGBC Platinum certifications.

Commenting on the investment decision, Abhishek Trehan, Executive Director, Trehan IRIS, said: “Luxury housing is undergoing a fundamental transformation. Detailing the design strategy behind the project, Aman Trehan, Executive Director, Trehan IRIS, added: “The questions we asked while planning Omara were not the usual ones for our industry. Will this decision help someone sleep better? Will it make movement the easy choice rather than the disciplined one? Those questions shaped the density, the light, the walking distances, the clubhouse and the clinic, and they shaped where the capital went.”

Located in Sector 80, Gurugram, Omara provides direct arterial access to NH-48 and the Dwarka Expressway, connecting the development to the region’s major commercial hubs.
