UP Housing Board Announces Festive Discounts for Siddharth Vihar Prime Real Estate
Ghaziabad, March 8, 20226: In a move to boost sales during the festive season, the Uttar Pradesh Housing Board has announced a rebate of up to 15% on residential plots and flats within the Siddharth Vihar township. According to media reports, this limited-time offer is slated to remain active until March 31, providing a window for potential homeowners to secure property in one of the region’s most connected hubs. Strategically positioned along the Delhi-Meerut Expressway, the 635-acre township is currently 30% developed and boasts exceptional connectivity, situated just a five-minute drive from both the Shaheed Sthal metro station and the Ghaziabad Rapid Rail station.
The board has implemented a tiered discount system specifically designed to encourage prompt payments for residential units. Buyers can avail the full 15% rebate if they complete their payment within 60 days of booking, while those who settle their balance between 61 and 90 days will still be eligible for a 10% discount. This incentive follows a price hike last year, where plot rates rose by INR 6,180 per sq m to reach the current valuation. At present, a standard 100 sq m plot in the township carries a market price of approximately INR 65 lakh.
Regarding the available inventory, the Housing Board has detailed specific pricing for two primary plot categories. There are 56 plots available in the 72 sq m category, with prices ranging from Rs93 lakh to INR 1 crore, and 101 plots in the 112 sq m category, priced between Rs1.5 crore and Rs1.6 crore. Officials noted that final costs are heavily influenced by “preferential location charges.” For instance, in the 72 sq m category, plots facing parks or green belts carry a premium of Rs4 lakh, while those situated on roads 18 meters wide or more can cost up to Rs11 lakh above the base price.
A similar pricing structure applies to the larger 112 sq m plots. In this category, park-facing or corner locations add approximately Rs7 lakh to the base price of Rs1.5 crore. The most premium options – those facing a park and situated along a road at least 18 meters wide – carry an additional charge of INR 18 lakh over the base price of Rs1.45 crore. Despite these premiums, officials remain optimistic that the combination of festive rebates and proximity to major transit corridors will drive significant interest from both end-users and investors.
