UP Real Estate Sector Registers Strong Growth in First Half of 2026 as Investment and Registrations Surge

Lucknow/ Gautam Buddh  Nagar, July 30, 2026: The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has released its Half-Yearly Report for 2026, presenting encouraging indicators of sustained growth across the state’s real estate sector. The report highlights higher project registrations, increased housing supply, rising capital investment, and continued success in protecting homebuyers’ interests through efficient dispute resolution and recovery mechanisms. These findings reaffirm Uttar Pradesh’s position as one of India’s fastest-growing and most transparent real estate markets, driven by strong regulatory oversight, improving infrastructure, and increasing investor confidence, UP RERA said in a press statement.

During the January-June 2026 period, UP RERA registered 143 new real estate projects, reflecting a steady increase from the 134 projects registered during the corresponding period in 2025. Lucknow recorded the highest number of registrations at 37 projects, valued at Rs 3,834 crore and comprising 9,872 units. Gautam Buddh Nagar followed with 27 projects, leading overall investment and supply with Rs 15,678 crore across 13,160 units. Ghaziabad saw 19 new projects worth Rs 6,989 crore for 9,500 units, while significant activity was also logged across Agra (10 projects, Rs 1,034 crore), Mathura (10 projects, Rs 698 crore), Varanasi (7 projects, Rs 715 crore), Barabanki (3 projects, Rs 428 crore), Prayagraj (3 projects, Rs 292 crore), Jhansi (3 projects, Rs 105 crore), and Gorakhpur (2 projects, Rs 71.5 crore). In total, these new projects propose the construction of 46,049 residential units with a cumulative investment of Rs 31,952 crore, significantly surpassing the 35,082 units proposed during the first half of 2025.

The latest figures highlight a noticeable diversification across the state’s real estate landscape. While the National Capital Region continues to attract large-scale capital, particularly in premium and luxury segments, non-NCR cities are witnessing accelerated expansion. Lucknow has emerged as the state’s leading growth center in terms of new project registrations, demonstrating widespread appeal among developers and buyers. Meanwhile, Gautam Buddh Nagar maintains its lead in absolute monetary investment and housing volume due to larger project scales and concentrated luxury developments. Ghaziabad also attracted substantial investment and high residential volume despite fewer total project filings, pointing to sustained demand within the NCR market.

This momentum builds on a steady three-year trajectory of industry expansion across Uttar Pradesh. Annual project registrations rose from 197 in 2023 to 259 in 2024, reaching 308 projects in 2025, which marked a 19% increase over the prior year. Housing supply expanded concurrently from 55,297 units in 2023 to 69,365 in 2024 and 84,976 in 2025, representing a 22.5% climb. Combined with the 46,049 units proposed in the first half of 2026, a total of 2,55,687 housing units have been brought to the market since 2023. Capital investment experienced steep growth from Rs 28,411 crore in 2023 to Rs 44,526 crore in 2024, spiking 53.5% to reach Rs 68,328 crore in 2025 due to policy reforms, infrastructure progress, and institutional backing.

In addition to market expansion, UP RERA has maintained a focus on enforcement and consumer relief. The regulatory body facilitated the recovery of Rs 2,173.78 crore for homebuyers across 8,212 cases. This total includes Rs 1,623.28 crore transferred directly into bank accounts across 6,411 cases via district administration recoveries, alongside Rs 550.50 crore disbursed to 1,801 allottees through settlements reached with promoters after recovery certificates were issued. These actions have provided financial relief to thousands of buyers whose capital had been tied up in delayed or stalled developments.

The authority also resolved property disputes totaling Rs 6,032.42 crore across 11,558 cases during the reporting period. This includes Rs 1,958 crore resolved in 3,237 cases before UP RERA Benches, Rs 657 crore resolved in 1,648 cases through the Conciliation Forum, and Rs 3,417.42 crore settled through mutual agreements involving 6,673 allottees via the UP RERA online portal. Complementing these mechanisms, the digital “RERA Samvad” platform—established in May 2020—has now held 206 video conferencing sessions, addressing 5,375 grievances raised by homebuyers, developers, and other stakeholders to streamline dispute resolution and reduce prolonged litigation.

Reacting to the report’s disclosures, UP RERA Chairman Sanjay Bhoosreddy noted the broader market impacts and regulatory priorities driving the region’s performance.

“The Half-Yearly Report reflects the growing confidence of both homebuyers and investors in Uttar Pradesh’s real estate sector. The consistent rise in project registrations, housing supply and capital investment is the outcome of the State Government’s development-oriented policies and UP RERA’s unwavering commitment to transparency, accountability and timely project delivery,” Sanjay Bhoosreddy said.

He further observed that it is encouraging to witness several cities beyond the NCR emerging as important real estate destinations due to rapid infrastructure development and an effective regulatory framework.

“UP RERA remains committed to protecting the interests of homebuyers through effective grievance redressal, timely recovery of dues and promotion of amicable dispute resolution. Going forward, our focus will remain on strengthening regulatory compliance, encouraging responsible real estate development and building a transparent, consumer-centric ecosystem that supports the sustainable growth of Uttar Pradesh’s real estate sector,” Sanjay Bhoosreddy added.
