UP RERA Urges Complainants to Track Case and Recovery Certificate Status Online

Lucknow / Gautambuddh Nagar: The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has issued a public advisory appealing to homebuyers, allottees, promoters, and stakeholders to utilize the online tracking tools available on its official portal. The initiative aims to raise awareness about the transparent, digital mechanisms operational under Section 31 of the Real Estate (Regulation and Development) Act, 2016, UP-RERA said in a press release.
According to the Authority, many complainants continue to physically visit RERA offices unnecessarily, unaware that case milestones and recovery proceedings can be monitored remotely. Section 31 empowers aggrieved individuals or allottee associations to file complaints regarding regulatory violations. UP-RERA has digitized this entire process through its portal (up-rera.in), where users can select a complaint category, upload supporting documents—such as Builder Buyer Agreements and payment receipts—and pay a ₹1,000 fee to generate a tracking number.
The portal also allows users to immediately check the live status of active bench proceedings. Complainants can navigate to the “Complaints” tab on the homepage, click the “Complaint Status” link, and enter their complaint number to review their case file.
Additionally, the online system enables users to track and download the status of Recovery Certificates (RCs). In numerous disputes involving refund claims, delayed possession, or unpaid interest, UP-RERA benches order financial recoveries against defaulting builders, executed via respective District Magistrates. Complainants can view these orders by selecting the “Request” tab on the homepage and clicking the “View RC Status” link.
Underscoring the focus on digital accessibility, Shri Sanjay Bhoosreddy, Chairman of UP-RERA, stated that the regulatory body is continuously encouraging stakeholders to make use of the digital facilities already available on the portal. He noted that online access to complaint proceedings and RC status enhances transparency and saves complainants from unnecessary inconvenience, while further appealing to homebuyers and complainants to regularly use the UP-RERA portal for updates related to their cases and recovery proceedings.
