Urban Vault Expands Footprint in Bengaluru CBD with 50,000 sq ft Lease at Prestige Obelisk

Bengaluru, May 22, 2025: Urban Vault has announced the lease of approximately 50,000 sq ft of premium office space across three floors at Prestige Obelisk, located on Kasturba Road in Bengaluru’s Central Business District (CBD). This new centre will accommodate close to 1,000 seats, further strengthening Urban Vault’s presence in one of the city’s most sought-after commercial zones.
With a per-seat cost of INR 10,000, the upcoming workspace blends luxury and functionality, catering to a growing clientele seeking high-quality office infrastructure in the heart of the city. This marks a significant addition to Urban Vault’s already robust portfolio of over 2 mn sq ft and 30,000-plus desks across the country.
Prestige Obelisk, developed by Prestige Group, is an 11-storey grade A commercial building offering a total of around 1.8 lakh sq ft of modern office space, equipped with top-tier amenities and 24×7 security. The land was originally owned by Zackria Hashim and Sadath Ali Kahan, Co-Founders of KRPL Ventures LLP, who currently own multiple floors in the building. Urban Vault has leased its new space from them.
The Prestige Obelisk location is strategically situated in proximity to key government offices, top-grade commercial buildings and premium hospitality outlets—making it ideal for businesses aiming to operate from Bengaluru’s most prestigious address.

“Our expansion into Prestige Obelisk reinforces our commitment to deepening Urban Vault’s footprint in Bengaluru’s CBD,” Amal Mishra, Founder and CEO, Urban Vault, said.
“This iconic property reflects the standards we strive for—prime location, architectural excellence and unmatched client experience. As demand grows for premium managed workspaces, we’re focused on bringing world-class infrastructure to India’s top business districts.”
Hashim said,“We’re pleased to welcome Urban Vault to Prestige Obelisk. Their consistent focus on premium, flexible workspaces aligns well with our vision of providing best-in-class commercial real estate.”
Kahan added, “This collaboration enhances the prestige of our landmark property and reaffirms the strong demand for managed flexible offices in Bengaluru’s Central Business District.”
This latest expansion is a continuation of Urban Vault’s strategy to align with high-quality real estate partners and meet growing enterprise demand in core urban markets.
With Bengaluru continuing to lead in office space absorption, especially in managed and flex segments, the addition of 1,000 seats at Prestige Obelisk will further cement Urban Vault’s leadership in the city.
In the 2024-25 fiscal year, Urban Vault achieved a turnover of INR 120 crore with an impressive 18 per cent profit after tax and 70 per cent-plus YoY. The company’s EBITDA stands at 30 per cent, demonstrating its commitment to sustainable and profitable growth.
