Welspun One Secures Major Lease Agreement with Indev Infra at JNPA SEZ

New Delhi, April 22, 2026: Welspun One has achieved a key milestone at its ₹2,700 crore WTC Nhava Sheva project by leasing 2.10 lakh sq. ft. of Grade A+ space to Indev Infra. Located within the JNPA SEZ, the site will serve as a high-tech warehousing and logistics hub. This agreement marks a significant early success for the project, which stands as Welspun One’s largest development in India, the company said in a press release. 

The facility will serve as a critical operational base for Indev Infra as it scales its Free Trade Warehousing Zone (FTWZ) capabilities. By leveraging the port-linked infrastructure, Indev Infra plans to deliver a comprehensive suite of integrated logistics services, including temperature-controlled cold chain storage, vendor-managed inventory, and specialized EXIM cargo handling. This development highlights a growing market shift toward integrated ecosystems that combine trade, warehousing, and value-added operations in a single location.

With a total project outlay of ₹2,700 crore and backing from NaBFID financing, WTC Nhava Sheva is designed to support large-scale manufacturing and commercial activity. The project’s location is particularly strategic given that the Jawaharlal Nehru Port Authority (JNPA) currently handles roughly one-third of India’s container traffic and is expanding toward a capacity of 10 million TEUs. The SEZ framework provides tenants with distinct advantages, including duty efficiencies and streamlined regulatory clearances.

Commenting on the partnership, Neeraj Balani, Chief Customer Officer at Welspun One, emphasized the project’s scale and utility. 

“This milestone reflects strong occupier validation for our Gateway platform at JNPA SEZ. Spread across 55 acres with a development potential of 4.45 million sq. ft., the project is designed as an integrated, port-linked ecosystem. For Indev Infra, this provides a high-quality operating base with SEZ advantages such as duty efficiencies, faster clearances and operational flexibility, enabling them to scale efficiently,” Balani said.

The partnership also offers Indev Infra a unique competitive edge through Welspun One’s business model. Dr. S. Xavier Britto, Chairman of Indev Infra Pvt Ltd, noted the operational benefits of the arrangement. “WTC Nhava Sheva offers a strong platform for our next phase of growth in SEZ and FTWZ-led logistics. The SEZ framework enhances efficiency across import-export operations, while Welspun One’s leasing-led model provides a dedicated, non-compete environment that allows us to operate with greater independence and control. This partnership strengthens our ability to manage trade flows more effectively and deliver integrated, value added logistics solutions to our customers,” Britto stated.
