YEIDA Extends 1-Month Deadline For Green Bay Infra Against Pending Land Dues

Greater Noida, July 2, 2025: After depositing INR 40 crore and an application for time extension to Yamuna Expressway Industrial Development Authority (YEIDA), Green Bay Infrastructure Private Limited has been directed to deposit the remaining land dues by July 31 as the new deadline for its Township TS-06. The promoter has welcomed the decision and expressed its commitment to 100 per cent payment of dues. 

On June 18, the promoter was directed by YEIDA to pay INR 117.73 crore. 25 per cent of the outstanding amount of INR 441 crore, after recalculation of dues, per recommendations of the Amitabh Kant Committee, by June 30. The promoter had requested a two-month extension for this. 

Amit Sharma, Project Director, Green Bay Golf Village, a project of Green Bay Infrastructure, said, “We are committed to paying 100 per cent land dues to the Authority, but we need support from the Authority to distribute the compensation to the farmers and ensure complete possession of the allotted land. Cultivation by a farmer in the middle portion of the allotted plot gives a feeling of insecurity to homebuyers regarding their investment and questions the possession of the land after allotment.”

The promoter has urged YEIDA to ensure 100 per cent possession of the allotted land. Farmers are still cultivating many parts of the plot, hindering its development. The part occupied by farmers comprises approximately 30-35 per cent of the plot.

Apart from this, a request has been made to the Authority to grant permission to sublease the commercial part of the plot. Due to the lack of full possession of the land, the development and sale of the project are being adversely affected. 

Sharma added, “We have regularly informed the Authority in this regard, but have not received any positive response. Possession of complete land and permission for sublease will fuel the development work and ensure uninterrupted sale to buyers. The money received from the sales will be used primarily to pay the remaining land dues to the Authority.” 

The promoter was allotted the land in 2011. A residential project, Green Bay Golf Village, was launched by the promoter in the 100-acre township. Having approximately 690 residential plots, the project was completed in 2022 and around 300 plots were registered.
