The Connectivity Game: How Expressways are Redefining Urban Aspirations

New Delhi, September 15, 2025: Not long ago, luxury houses were all about comfortable interiors, designer finishes, and posh neighbourhoods. But now, a subtle change is underway in India’s real estate sector. Luxury is being redefined by something much more fundamental: location. How easily one can travel between work, home, airports, and lifestyle centres. Expressways, metro corridors, and new transit-oriented developments are making this new comfort a reality.

What was once thought to be distantly located is now emerging as a high-end location. The Dwarka, Yamuna, and Delhi–Meerut expressways, for example, have turned NCR suburbs into sought-after residential and business clusters. For the majority, what matters most is living where one is well connected to where one works, shops, or relaxes.

Numbers Support the Trend

This is not merely a trend, but has evolved into a massive preference. NCR realty data reflects the pace at which rates are rising. Prices along the Noida–Greater Noida Expressway rose from Rs. 6,568 per sq ft in 2021 to almost Rs. 17,428 per sq ft in 2024. Likewise, the Dwarka Expressway showed a surge from Rs. 8,630 to Rs. 17,357 per sq ft in the same time span. Over 22,000 units have been rolled out along these corridors over the past three years, with developers competing to serve increasing demand.

This is not just confined to residential real estate. Office space is also booming. Gurugram, for instance, rented more than 10 million sq ft of property between 2020 and 2023, with prices between INR 40 and 80 per sq ft. The ease of access provided by metro-linked areas around Noida has seen demand increase by as much as 40 per cent, establishing the fact that easy connectivity is driving decisions among all income levels.

It is particularly noteworthy that such expressways are facilitating the development of new urban clusters. Locations such as Noida’s Sector 143 are abuzz with activity now. Gurugram’s Dwarka corridor is also seeing a shift of sorts. Families are attracted to the idea of open spaces, cleaner living, and infrastructure that caters to work-from-home arrangements and contemporary comforts.

Beyond Real Estate, A Lifestyle Shift

As international businesses open up along these corridors, new employment opportunities are being generated, bringing even more families and professionals in their wake. Retail centres are opening where previously consumer demand was stagnant. Warehouses and logistics centres are growing with expressways that alleviate supply chain stress.

As the infrastructure keeps expanding, with the likes of the Delhi–Mumbai Expressway and new-age airports opening up new opportunities, this trend is only bound to get stronger. The investment size in these corridors is predicted to triple by 2030, says experts, citing improved access, government policies that are favourable, and increased demand for lifestyle-oriented living places.

No doubt, highways are transforming the growth of cities, but more significantly, they are transforming how one wants to live. With every new corridor, India’s real estate narrative is being re-written, not as a high-end exclusive zone, but as an interconnected, aspirational space where work, living, and play converge seamlessly.
