TransIndia Expands Residential Footprint into Mumbai’s Greater Matunga District

Rajendra Rajan Founder TransIndia Group 1

Mumbai, March 20, 2026:

TransIndia, a real estate developer headquartered in Mumbai, has announced its strategic expansion into the Greater Matunga District. The move marks the company’s entry into one of the city’s most rapidly evolving residential corridors, covering the high-demand micro-markets of Matunga and Sion. Founded by Rajendra Rajan, the firm brings over 15 years of experience in mixed-use and residential development to an area that is increasingly seen as a rival to the premium pricing of South Central Mumbai.

According to a press release, market data underscores the district’s rising prominence, showing a consistent 37% appreciation in residential values over the last four years. Industry analysts note that current pricing now sits within a marginal variance of South Central Mumbai, signaling a shift toward premium positioning. The market remains tight, with a healthy absorption rate indicated by an 18-month inventory liquidation window. Currently, 98% of available units are under construction, with only 2% ready for immediate occupation, a dynamic expected to support future price stability and capital growth.

Commenting on the expansion, Rajendra Rajan, Founder of TransIndia Group, said, “Greater Matunga District, including Matunga and Sion, offers a rare balance of legacy, connectivity, and residential character. It is among the few micro-markets in Mumbai that combine central location with quality social infrastructure and a strong community environment. Our entry reflects TransIndia’s long-term vision to develop high-quality residential projects that respect the area’s cultural fabric while introducing modern, sustainable living solutions. We believe this project will be a game changer for the micro-market and set new benchmarks for residential development in this part of the city.”

The district’s transformation is fueled by a massive scale of infrastructure investment, with over ₹3.50 lakh crore deployed across various projects. Residents in the area benefit from proximity to Metro Lines 3 and 4, the Mumbai Trans Harbour Link (Atal Setu), and the upcoming Mumbai–Ahmedabad Bullet Train corridor. This connectivity is bolstered by established links to the Eastern and Western Express Highways, ensuring the district is well-integrated with both the existing Chhatrapati Shivaji Maharaj International Airport and the forthcoming Navi Mumbai International Airport.

Beyond transportation, the area’s appeal is anchored by a dense network of social infrastructure. The Greater Matunga District is home to prestigious institutions such as VJTI, ICT, and the Welingkar Institute of Management, alongside premier healthcare facilities like Hinduja Hospital and Tata Memorial Hospital. TransIndia aims to leverage this existing ecosystem by introducing projects focused on sustainability and thoughtful design, reinforcing the district’s status as a stable, long-term destination for families and urban professionals alike.
